Background information:

I have 20 Airbnb apartments in downtown Chicago, all in the Loop, West Loop, River North or South Loop. I am busy and not always in Chicago and I need someone who is super organized to take care of the apartments.

You are responsible that the apartments always look amazing, that all the supplies are stocked and that any guests emergencies are taken care of immediately.

You are NOT responsible for the Airbnb platform, so you dont have to manage the online bookings and calendar.

You need to be:

Living close to the Loop so you can get to the apartments quickly

Available on flexible times for emergencies, also on weekends and evenings

Your tasks:

Check apartments: Visit every apartment at least once a month. This means with 20 apartments, you need to visit 5 apartments per week. This must be between check-in and check-out when guests are not there. You will check if everything looks okay in the apartment, throw away things that are not supposed to be there. Check all the supplies and send me a list of things that need to be ordered (like cleaning products/coffee/tea/toilet paper/new towels). I expect you to keep track of which apartments you have visited and which you need to visit your self and give me weekly reports.

Guests emergencies: It happens that guests lose their key, cannot open the lockbox to pickup the key or any other emergency. In that case you will need to get to the guest as soon as possible to help them.

Emergency cleanings: I have cleaners who do the cleanings, however it can happen that a last-minute cleaning is needed or that guests are not happy with the cleaning. In that case you will need to do the laundry, make the bed and make sure everything is clean. But this will be an exception only.

Set up apartments: Only in April and May “ Help set up the apartments. Pick up packages, unbox them, put furniture together (easy no complicated or heavy things). Pick-up secondhand furniture. Assist move. Make sure everything is in place ready for the guests. Be there when the internet gets installed and photos are taken etc.
