We are currently hiring a Maintenance Technician for our Lake Land Living Property. The Maintenance Technicians primary role is to work with the Lead Maintenance in maintaining the physical integrity of the community. This involves ensuring a safe, secure, and comfortable living environment for residents, visitors, and staff. The Maintenance Technician will carry out assigned duties in a safe manner and other duties as requested by the Lead Maintenance. In the absence of the Lead Maintenance, the Maintenance Technician will receive direction from the Property Manager and assume all non-budget related maintenance responsibilities. An effective program of maintenance is essential to:

DUTIES AND RESPONSIBILITIES:

Conducts all business in accordance with company policies and procedures, state and federal laws; e.g., OSHA, ADA, Fair Housing laws, etc.

PREVENTATIVE MAINTENANCE/SAFETY

Must be knowledgeable of pertinent laws, EPA, and OSHA regulations governing proper storage and management of hazardous materials, including solvents, pool chemicals, flammables, caustics, and freon.

Must have basic knowledge of electricity, electrical appliances, plumbing, refrigeration systems, plastering, HVAC, swimming pools, painting, drywall, repair, and carpentry.

Must be aware of the condition of the apartment property throughout the community and immediately report and initiate action to correct unsafe conditions

Performs routine preventative maintenance and processes work orders on all company buildings and equipment as directed by the Lead Maintenance and Property Manager. Inspects and maintains all tools in excellent condition.

Performs work area clean-up and safety related duties.

Ensures the storage units remain locked when not in use.

GENERAL

Diagnoses and performs minor or routine maintenance or repair involving the following daily.

o Electrical and plumbing (including water lines).

o A/C and heating systems

o Appliances (when applicable)

o Water irrigation systems

o Stairs, gates, fences, patios, railings.

o Tile, carpet, flooring.

o Roofing, gutters, fasteners.

o Interior/exterior lights.

o Fireplaces, ceiling fans.

o Gas fixtures and appliances (where applicable).

o Shutters, doors, cabinets, windows, sliding glass doors.

o Boiler, gas and electric.

o Door locks, P.O. boxes and locks.

o Security systems (where applicable).

o Water intrusion and mold remediation.

o Walls

o Pool areas, tile, hot tub/spa, pool furniture if applicable

Inspects and performs all needed make ready repairs and services. Ensures that quality standards are met prior to resident occupancy.

Performs all work with residents satisfaction in mind, with a goal to ensure scores on resident satisfactions surveys above the industry index on move-ins, work orders, and pre-renewal surveys.

Reports all major repairs and need requisitions to Lead Maintenance and Property Manager.

Changes locks and makes keys, as requested

Cleans dumpster area, breeze-ways, and building exteriors as requested

Maintains on-call report and log of service calls

Removes and transfers heavy appliances and equipment from storage area to apartment and vs versa as needed. Assists in moving abandoned furniture, appliances, etc.

Must be knowledgeable of inventory levels of spare parts and supplies and inform Lead Maintenance of shortages.

Assists in keeping grounds neat and free of litter. Rakes, sweeps, shovels, as needed

Becomes familiar with company strategic goals each year, striving to accomplish the goals at the site level

Strive for superior customer service in all areas

Performs additional duties assigned by the Lead Maintenance and Property Manager.

QUALIFICATIONS

Position requires a minimum of 70% or greater on the Service Manager Qualification Test

Position requires at least 2 years experience in property maintenance or equivalent field

Position requires Type II EPA Certification

Equipment Requirements:

Required to wear back support belt, wear goggles when working with specific equipment, wear masks and gloves and other personal protective safety equipment as tasks dictate.

Work Hours:

Minimum of 40 hours per week. Weekends as circumstances warrant; oncall for emergencies.

Equipment/Machinery/Tools:

An employee in this position must be knowledgeable and skilled in the safe use and maintenance of the following tools:

o Hand Tools - Various wrenches, hammer, grips, saws, sledgehammer, snips, post hole diggers

o Power Tools - Wrenches, grinders, sanders, drills, saws, etc.

o UserMoved Aids - Wheelbarrows, dollies, hand trucks, buckets, hoists, jacks, step-ladders, full ladders, double ladders.

o Mechanical Equipment - Motors, pumps, compressors, blowers, electric and hand power augers, etc.

o Measuring Devices - Calipers, voltmeters, ohmmeters, testing meters, PH tests, gauges, etc.

Physical Requirements:

Constant need (66% - 100% of the time) to be on feet

Constant need (66% - 100% of the time) to perform the following physical activities:

o Bend/Stoop/Squat

o Climb Stairs/ladders

o Perform Routine Maintenance/repairs

o Pick up tools and equipment

o Service Requests to all level units

o Reach above shoulder

o Grasp/grip/turning tools

o Finger Dexterity

Lifting/Carrying needs:

o Over 150lbs (less than 1%)

o 75lbs “ 150lbs (1% to 33% of the time)

o 25lbs “ 75lbs (33% - 66% of the time)

o 1lb “ 25lbs (66% to 100% of the time)
