Freaking INCREDIBLE Construction Rehab Manager needed ASAP!

We are an investment company that buys and sells 200 homes per year, and we'll be expanding in 2019 while most other companies are slowing down due to a poor economy! Unlike most crappy companies out there, we only buy quality homes. Our average home is $150K+ and most go higher. We do have a few $90-150K homes for sure, but we are not slum lords that do crap band-aid rehabs and repairs just to get by. We expect high quality every single time. The only difference in a $150K home and a $350K home to us is the QUALITY of the material used. Otherwise, the labor quality is expected to be 100% the same.

With growth comes the need for an additional Rehab Manager, here's the big picture:

Responsibilities:

Manage 15-25 open rehab projects at any given time.

Manage Bids

Manage SOWs

Manage projects

Manage contractors

Manage QC Inspections

Manage Fleet

Recruit/vet/hire quality rehab contractors.

Manage contractor roster. 40+ contractors.All Trades

Handymen

General Contractors Recruit through: Agents/brokers

Ad placement

Phone calls

Job Sites

Supply Stores (Lowes/Home Depot) Jobsite Visits. (50% of your time)Company Vehicle Provided.

Tools Provided. Use CRM.

Approve Crew Payouts.

Certify QC Inspections.

Daily status updates.

Weekly reports.

Personal Requirements:

Must live within 20 Miles of Monroe, Ohio.

Clean driving record.

High degree of trust, honesty, and integrity.

Knowledge of building code.

Construction background.

Be professional and presentable.

Communicate with Staff, Clients, Vendors, Tradesmen, Crewsetc.

Must be able to: Climb ladders.

Get into crawl spaces and tight spaces.

Walk on roofs.

Lift 50+ lbs. as needed.

Deal with Spiders, ticks, fleas, beesetc.

Operate Ladders and other construction equipment safely.

Pass drug screening.

Pass background check.

Drive up to 150+ miles in a day. (If applicable)

Required Skills:

Type 50 WPM.

Previous use of Construction software.

Knowledge of Code.

Ad Placement. (Recruiting contractors)

Hours: 8:30a.m.-6:30p.m. M-F are required hours, but we work earlier or later or on weekends as needed to get the job done.

Benefits:

PTO, Paid holidays and personal days after trial period.

Starting salary that is DOE, and bonuses and other perks for completed jobs, saving money, etc.

We offer to do a few flips JV style together with our top performers every year and this can significantly add to their yearly salary plus bonus.

Base salary will be $45-55K base, quarterly bonuses that make up the rest to get to $90-100K, depending on what you bring to the table (quarterly bonuses of $5K+ are common).

ABOUT US: Our office is small and informal. We're a team of 17 and growing daily! My wife works here, my sister-in-law works here, my mom stops by with cookies every other week, my best friend Tony is my partner, my sister works in our mail room.get the idea We wear whatever we want, whenever we want. There are NO office politics allowed here. The owner dresses like a bum most days. Shorts and a T-shirt are normal. Sometimes, we will dress up a bit for a client, but that's a very rare thing. ANYTIME you meet a client you will be professionally dressed. Looking for a boring PC culture with no swear words? LOL, move on! This isn't the job for you. We are crazy here and we have FUN.
