The ideal candidate must be experienced in managing Low Income Housing Tax Credit Properties and must facilitate the efficient operation of the community and property operations, ensuring proper maintenance of the units and delivery of high quality customer service to its clients. Must be a team player, detail oriented, & hands-on.

Responsibilities

Planning and directing the day-to-day operations of the property

Report to Regional Manager, Vice President or President as directed.

Train and supervise personnel under his/her direction.

Supervise and set priorities for maintenance and administrative staff.

Perform written evaluations and make salary recommendations, as directed, for employees under his/her supervision.

Interact with Residents, Owners, government officials and others professionally and in a manner which creates good residents/management relationships.

Make reasonable and responsible purchasing decisions for the property within purchasing limit and operate property within budgetary constraints, advising immediate supervisor of any and all deviations from budget.

Control property vacancies including marketing, unit turnover, new applicant processing and all move-in/move-out activities.

Supervision collection of all moneys due the complex including Rent, Late Charges, and Damages.

Enforce rules and regulations and maintain decent safe and sanitary conditions on the property.

Report all emergencies, accidents, insurance claims, etc. to immediate supervisor and prepare all required reports for same.

Insure that all governments reporting; HUD , Tax Credit reports or other required reports are submitted in a timely manner.

Insure that initial certifications/ recertifications are completed accurately and in a timely manner.

Maintain waiting list and perform other property management functions as assigned.

Qualifications

3 years of property experience, preferably Tax Credit

Certified Occupancy Specialist (COS) and /or Tax credit Specialist or similar designation

At least 1 year in a supervisory or management role

Detail-oriented and strong communication skills

Experience with One-Site Property Management software
