Water Point Property Owners Association (WPPOA)
Property Manager Job Description
DUTIES AND RESPONSIBILITIES:
Responsible for answering the WPPOA phone at all times (24/7)
Required to be on-site Monday through Friday during work hours, except for Water Point business
Daily early AM and late PM rounds of the entire property
Responsible for front gate operation, maintenance and back-up systems
Issues gates codes and remote-control devices as allowable
Supervises the groundkeeper position
Responsible for upkeep of beach, gazebo, tennis court, roads and common green belt areas
Purchase necessary materials to operate the property
Reports weekly to the designated WPPOA board member as to projects completed and in progress
Interface with WPPOA accountant for all disbursements, payroll and tax returns as required
Coordinate annual Capital projects with Board
Maintain WPPOA vehicle and golf carts
Coordinate all reverse osmosis plant operation with Aqua X vendor
Arrange for water and delivery to owners as requested
Arrange for outside water delivery if necessary
Bill owners for water, association fees, mail box fees and the collection of same
Enforce all WPPOA rules as determined by the Board
Keep WPPOA in compliance with all USVI regulations and filings
Prepare and coordinate all WPPOA annual meeting material including mailing of same
Obtain Board approval for all outside day labor and vendors needed from time to time
Maintain WPPOA cottage and equipment
Abide by same rules are required by Owners
Position is exclusive to WPPOA, no outside jobs are permitted, including work for any owners
COMPENSATION:
Base salary, plus annual discretionary bonus
WPPOA cottage provided, including necessary preapproved repairs
Allowance for electricity, cable, internet and phone
Computer maintenance and required software updates
Gasoline and repairs for vehicle and golf carts as budgeted
Two weeks vacation preapproved with coverage arranged
Yearly Health insurance allowance
Vehicle and golf cart and costs related thereto provided
