DescriptionThe executive director real estate development is the leader responsible for developing strategic solutions for real estate and capital requirements which may include but not be limited to: disposition of non-strategic assets, real estate development, development of financing vehicles, joint-ventures, mergers & acquisitions, internal loans or commercial financing working in conjunction and with the approval of the Senior Vice President of Real Estate Strategy & Business Operations.This role is responsible for engaging developers and exploring capital markets to deliver alternatives to self-funding and overseeing internal and expert real estate professionals focused on mergers & acquisitions, joint ventures, lines of business, the Providence Global Center and housing initiatives.Responsible total cost of ownership workstreams with new, expanding or reducing locations. Expert knowledge in site selection methodology with extensive experience with multiple different types of finical underwriting models.Candidate must balance the needs of Providence and Health of the Community as delivered through the built environment. This role will develop both vertical and horizontal development strategies for our development.Lead end to end execution on major real estate initiatives. Monitor our external environment for example market conditions, competitive pressures, and regulatory landscape.This person will be a thought partner with the Regional Real Estate teams and will mentor those around them.ESSENTIAL FUNCTIONS
Responsible for outlining real estate options and articulates recommendations and or alternatives based upon the review of the market. Identifies locations and partnerships with potential, and subsequently pursuing viable options.
Participates in ongoing strategy to establish long term relationship with capital partner to deliver on monetization of medical office building portfolio as needed.
Partners with local and regional executive leadership to help understand and deliver on approved development plans.
Responsible for preparing executive level communication and updates regarding current project status, providing market relevant data, and valuations to leadership for strategic decisions.
Develops and maintains knowledge regarding capital markets activity across the organization. Establishes relationship with key resources in each market to validate data.
Responsible for effectively executing business strategies by aligning resources with business needs. Develops business plans to include proformas and valuations of alternative sources to drive strategies. Leads and manages due diligence and provides recommendations.
Responsible for developing financial analytics to understand financials and deal structures, including development proformas, ownership structures, lease rates, cap rates, and construction budgets.
Leads merger and acquisitions real estate functions and provides recommendations based upon due diligence.
Evaluates and recommends deal structures for joint ventures that considered Providence's best interest and current market analysis.
Evaluates, manages, and acquires appropriate resources to ensure key expectations and accountabilities are met. Evaluates and monitor performance of the project team and make necessary adjustments to ensures deliver of the real estate strategy.
Provide leadership in mentoring and developing direct reports and caregivers in a manner which emphasizes the importance of teamwork, collaborations, the sharing of information, resources, and best practices not only within the regional teams, but across the division and with stakeholders across the organization.
Position requires the ability to travel throughout the system.

QUALIFICATIONS
Bachelor's Degree (preferred in business or healthcare administration, construction and or real estate)
Master's Degree in Healthcare Administration, Planning, Finance, Real Estate (preferred)

10 or more years of experience with managing and leading teams in either the real estate and or development
5 years of experience with asset portfolio management and financial modeling (preferred)
Project management skills
Financial analytics and project budgeting proficiencies
Understanding of land use and regulatory compliance
Microsoft office suite to include Microsoft Project
Presentation skills
Proven experience leading teams with diverse experience and expertise
Knowledge of real estate and leasing practices
Ability to prioritize work by making informed judgments and to develop solutions for complex problems
Strong analytical, organizational, leadership, interpersonal skills, and effective oral and written communication skills
Knowledge of technical, professional and business in the fields of healthcare delivery, architecture, design, construction, and building design process
Ability to understand complex legal documents and articulate risks.
