Job Title: Mobile TechnicianJob DescriptionWe are a building maintenance and facilities service company derived from a general contractor. In our first two years of operation, we have rapidly grown with clients due to leads from our parent company and constant bidding. We take pride in taking care of our client's needs as quickly and as smoothly as possible. Our services include Mechanical, Electrical, Plumbing, Fire and Life Safety Systems check, Ceiling Tile system, General Carpentry, Drywall and Framing, Door, Frame and Hardware, Finishes, and Cleaning Day Porter Services. Projects are located from San Jose to the Peninsula/SF, Berkeley, and Tri-Valley (Livermore, Pleasanton). The contractor will report to Pleasanton and operate a company van to go from site to site, with the possibility of taking the vehicle home. A clean DMV record is a must.Responsibilities
Operation, maintenance, and repair of building equipment to minimize outsourcing, especially in HVAC and Plumbing.
Managing vendors, obtaining and assessing proposals, and providing property management recommendations.
Regularly inspecting property/equipment, reporting issues to Property Management, and proactively troubleshooting/resolving issues.
Oversight of inspections, maintenance schedules, and permits to ensure compliance.
Collaboration with Property Management on Building Improvement and Tenant Improvement projects.
Operation, maintenance, and repair of refrigerant compressors, condensers, evaporators, traps, transfer pumps, expansion valves, stop valves, and float valves.
Operation, maintenance, and repair of pumps handling secondary refrigerating liquids, including water.
Operation, maintenance, and repair of air compressors, including air dryer and filtering systems.
Operation, maintenance, and repair of water filters, softeners, piping, expansion tanks, and pumps.
Operation, maintenance, and repair of all types of electrical motors and engines used to power various equipment.
Electrical/control systems work, including circuit diagnostics, tracing, and troubleshooting.
Operation, maintenance, and repair of fuel oil systems, sanitary sewer systems, sump pumps, and grease traps.
Maintenance and repair of trash/recycling/composting/baling compactors.
Maintenance and repair of all kitchen equipment excluding tenant-owned equipment.
Operation, maintenance, and repair of life safety-related equipment.
Inventory control for parts and materials.
Maintenance and repairs of equipment rooms.
Repairs on toilet facilities, registers, radiators, lamps, light fixtures, ceiling tiles, furniture, floors, door hardware, floor maintenance equipment, and venetian blinds.
Maintenance painting in equipment rooms and other building facilities.
General cleaning in mechanical spaces and perimeter induction units.
Cleanup of equipment in engine room and shop.
Replacing fire extinguishers when needed.
Cleaning of air vents and roof drains.
Hanging framed objects not requiring the use of power tools other than cordless drill/drivers.
Using necessary tools for the fulfillment of duties, including special equipment.
