The Resident Manager is the core of the resident experience. This position oversees all day-to-day operations at an assigned property including: showing apartment units to prospective tenants, screening applicants, preparing all supporting paperwork, collecting rents, preparing eviction notices, ensuring a safe and welcoming environment for tenants, walking the property, enforcing all lease/house rules/addendums, preparing reports, marketing the property.

This is a huge responsibility, and we value the level of customer care it takes to do this well. The Resident Manager is very motivated to find solutions to complex issues and has an eye for detail. Most of all, Resident Managers enjoy the work they do and continuously help create a positive resident experience.

What you’ll do

⋆Collecting rents and up with late rents; maintain accurate, up-to-date records of property’s financial transactions.

⋆Adheres to company accounting directives, including rent collection receipts, petty cash reconciliation, tenant profile, weekly status reports, and related accounting procedures. Ensures all assisted housing program regulations are followed and enforced, including recertifications. Reports daily schedules and activities to Senior Property Manager and /or Director of Housing.

⋆Handles all details of move-ins and move-outs, schedules and performs apartment inspections with residents present, prioritizes and schedules necessary make-ready work with maintenance and vendors, and conducts completion inspections, insuring quality control standards are met before returning the unit to rental inventory.

⋆Maintains current administrative details on all tenant movement.

⋆Maintains good working relationships with residents, supervisors, the public, and other-agency representatives.

⋆Inspects property on a daily basis for “curb appeal”, ensuring trash is picked up around the grounds and all common areas, including any parking and garage areas, and notifying the supervisor and appropriate custodial agency if additional work is required. Monitors grounds for appropriate snow removal. Inspects property for safety and improvement items, completing work tickets for maintenance assistance when necessary.

⋆In buildings with interior common areas, monitors hallways, stairways, storage rooms, and laundry facilities for cleanliness and neatness. Contacts appropriate custodial contractors as needed. Reports malfunctioning machines and damage or vandalism of any kind to Maintenance. Removes inoperable vehicles from the property.

⋆Maintains inventory control of supplies and equipment.

⋆For Low-Income Housing Tax Credit properties, it is the expectation that this position will complete applications, annual certification and re-certifications compliance paperwork including income calculations. Completion of the final packet will be in conjunction with our compliance team.

Minimum Qualifications

⋆Must possess current driver’s license and vehicle insurance, clean criminal record, DMV report and ability to be bonded.

⋆High School or equivalent diploma.

⋆Experience in multi-unit property management.

⋆Ability to read and interpret policy and procedures and take instructions verbally.

⋆Ability to respond appropriately to the inquiries and comments of supervisors, subordinates, other NWA staff, residents, and the public.

⋆Ability to use standard office machines such as computers, 10-key, fax and copiers.

⋆Ability to enter data into a property management software system.

⋆Skill to articulate effectively the policies and procedures of NWA.

⋆Knowledge of Fair Housing Act and Alaska Landlord Tenant laws.

⋆Must possess a positive attitude, exceptional interpersonal and leadership skills.

⋆Has excellent problem solving skills.

⋆Demonstrates strong verbal and written communication skills.

⋆Demonstrates strong customer service skills. Demonstrate ability to diffuse and respond to customer concerns.

⋆Ability to work with diverse cultures and people of many ethnic and social backgrounds.

⋆Must be able to walk property to deliver notices and inspections.

Preferred Qualifications

⋆Some prior experience working with low-income housing residents as a property manager or resident manager.
