JOB TITLE: General Manager, Raven Landing Senior Community
REPORTS TO: Board of Directors, Retirement Community of Fairbanks
FSLA: Exempt

Mission: Raven Landing is a dynamic residence for Fairbanks seniors where diversity, security, healthy living, independence, and mutual assistance are core values, and a vibrant community center for Fairbanks area events and senior activities.
SUMMARY:
Raven Landing Senior Community (Raven Landing), a housing complex for adults age 55+, is a program of the Retirement Community of Fairbanks (RCF), a 501(c)(3) nonprofit corporation. The General Manager of Raven Landing is hired by and reports to the RCF Board of Directors.
The General Manager has primary responsibility for all operations of Raven Landing Senior Community and its programs. The Raven Landing campus comprises four apartment buildings with a total of 95 units, and a community center (Raven Landing Center) which provides food and beverage service for residents and also hosts an active special events and catering program. For the operation of all components, the General Manager will adhere to Standard Operating Procedures. The General Manager will serve as liaison between the residents of Raven Landing and the Board of Directors of RCF. The General Manager will report to an Oversight Committee established by the Board of Directors and will participate in all required meetings. The General Manager shall operate with a sense of pride and ownership in the success of this community.
MAJOR DUTIES AND RESPONSIBILITIES:
Management and Board Relations
Oversee all operations and finances of Raven Landing Senior Community
Maintain current knowledge of federal and state laws, regulations, policies and procedures pertinent to Raven Landing Senior Community. Ensure compliance with all required policies
Work with the Board of Directors to review and revise, as needed, current Raven Landing policies and procedures, develop new ones, and implement them.
Provide Board of Directors a state of the campus report on a regular basis
Financial Management
Maintain financial reports and meet budgetary objectives
Prepare an annual budget. Prepare materials and information needed for the annual audit
Provide the Board of Directors with monthly financial reports and work with the Board on long range financial planning
Human Resources
Determine appropriate staffing levels appropriate salary and benefits for staff
Recruit, hire, train, supervise, and evaluate staff, or delegate where appropriate
Ensure a positive working environment for staff
Apartments and Residents
Demonstrate warmth, empathy, and respect toward Raven Landing residents
Maintain and administer Raven Landing’s site operations, including securing tenants, collecting rents, and ensuring safety and security of Raven Landing residents and property
Conduct regularly scheduled property inspections. Ensure neatness and security in all common areas daily, provide early identification of potential problems, and ensure employee and resident compliance with policies
Be available, or delegate responsibility for, on-call or after-hour emergencies, nights, weekends, and holidays
Develop safety procedures in compliance with existing law, including fire drills and emergency procedures
Oversee maintenance of all buildings. Develop and implement procedures for rehabbing vacant units in a timely and cost-effective manner, respond to maintenance requests, and schedule building repairs and maintenance before problems turn into major issues.
Contract with area businesses for work outside of light maintenance when needed
Food and Beverage
Oversee kitchen and dining room operations
Assure cost efficiency, cleanliness, and excellent service to residents and guests
Maintain suitability of the venue for a wide variety of events
Marketing
Develop and implement a strong outreach and marketing program for Raven Landing Center catering and room rentals
Develop and implement ongoing marketing for Raven Landing apartments
Work with the Board of Directors to develop branding consistent with our mission.
Work to increase resident diversity
EDUCATION AND EXPERIENCE
Bachelor’s degree in a relevant area, or at least five (5) years of experience in management of residential, hotel, or senior facilities, or other similar experience
Demonstrated excellent management and supervisory skills encompassing staffing, training, supervision, and employee relations
Demonstrated skills in planning, organization, and time management, and excellent critical thinking and problem-solving abilities
KNOWLEDGE, SKILLS AND ABILITIES
Proven success in community relations. Excellent communication skills, both written and oral
Commitment to working with older adults, housing, and human services
Proven experience in federal and state required documentation and reporting
Experience in financial records management
Ability to operate standard office equipment
Ability to learn specialty software and database programs such as those for tracking maintenance issues, unit residency, and application and wait list information
Familiarity with building electronics, such as phone system, building security, and computer networking
Knowledge of food and beverage enterprise operations, including inventory, pricing, and state and federal regulations
