Superintendent:

PRIMARY FUNCTION

The main responsibility of the Project Superintendent is to plan and execute work procedures, interpreting specifications, and coordinating various phases of construction to prevent delays. Study specifications to plan procedures for construction, coordination of subcontractors, material deliveries, quality assurance, and enforcement of safety procedures, management and preparation of all documentation required by contract specifications, preside over the weekly project meeting, and act as liaison between the customer and the home office management. Lastly, a Superintendents primary function is to coordinate with the Project Manager on developing a schedule, maintaining and updating the schedule and putting together lookahead schedules in which subcontractors and inhouse work force must adhere to.

GENERAL DUTIES

Actively study specifications to plan procedures for construction on basis of starting and completion times, and staffing requirements for each phase of construction based on knowledge of available tools and equipment and various building methods.

Plan and supervise craft activities and/or employees, including determining method of construction, manpower levels, material quantities, equipment, temporary utility sources, temporary facilities & equipment, work schedule, and documenting actual hours worked.

Maintain a daily construction journal, prepare daily construction production reports for owner and contractor, review and collect daily construction reports from subcontractors, etc. by close of business each working day.

Photo document all activities every day and upload with daily reports into company project

management software, Job folders.

Coordinate with Quality Control Manager (QCM) to ensure daily production and daily quality control reports are submitted and filed by deadline defined within contract terms and conditions.

Coordination of supervisory, clerical, engineering, and other workers as applicable by project.

Review procurement of tools and materials to be delivered at specified times to conform to

work schedules.

Confers with and direct supervisory personnel and subcontractors coordinating various phases

of construction to prevent delays.

Confers with supervisory personnel and subcontractors to resolve complaints and grievances.

Confers with supervisory, engineering personnel, inspectors and suppliers of tools and materials to resolve construction problems, and to improve construction methods. Maintain liaison with estimating and project manager, if any, to ensure work complies with drawings, specifications, and schedule.

Inspects workinprogress to ensure that work conforms to the specifications and that construction schedules are adhered to.

Provide weekly schedule updates to Project Manager and develop corrective action plans should the schedule be behind.

Prepares, or receives from subcontractors, reports on progress, material used and cost, and adjust work schedules as indicated by reports.

Assist in the maintenance of a safe job site, monitor compliance with project safety program requirements; document and ensure corrective measures are implemented.

Assist the Senior Project Manager and Vice President in delivering an outstanding project to the customer.

Perform additional assignments per supervisors request and direction.

Work with subcontractors and client on monthly progress billing and determination of approved work percentages complete

Utilize and execute policies and procedures of the company as directed and required such as document control, communications and record keeping.

Verify all change orders are fully executed and applicable changes are indicated on asbuilt plans

Ensure complete first aid kit, spill kits, hot work permits, and other safety items are on site.

Post permits, labor notices, safety rules and regulations and Equal Employment Opportunity posters at the site.

Manage mobilization for efficiency, and proper layout of staging areas, trailers, and site.

Review attendance on site at the beginning and end of each work day to ensure daily reports are complete and accurate in support of certified payroll reporting.

Complete equipment use reports each day.

Coordinate inspection and maintenance of heavy equipment on the project and supervise effective use of the equipment.

Attend and participate in weekly QC meetings, technical meetings, design meetings and other requested meetings for discussion on project progress, production, etc.

Maintain close communications with Project Manager for unforeseen challenges that may develop

PHYSICAL REQUIREMENTS

Must be able to work at heights to oversee construction as required per project.

Must have valid drivers license and insurance

Must qualify and hold required certifications required by contract requirements.

Must be able to pick up and carry material and/or equipment as necessary to support project efforts and to ensure site remains clean and clear at all times.

KNOWLEDGE, SKILLS AND ABILITIES

Educational and experience requirements include: 5 years or equivalent of project supervision and technical training and 5 or more years of trade experience. Advanced knowledge of all trade disciplines, building techniques, project safety requirements, plus ability to interpret plans and specifications, CPM scheduling techniques, and reporting systems.

Knowledge of government building contracts for State, Municipal, and Federal governments.

Knowledge of computer programs including but not limited to, Microsoft Project, Basecamp, Microsoft Office, USACE QCS Management System, etc. as required by the company and client.

Thorough and clear written and oral communication skills between contractor and customer and within own company.

Strong time management skills.

Exceptional organizational skills.

Minimum supervision and administrative support provided.

Minimal Certifications:

30 hour OSHA

EM 38511 Certificate (Optional)

USACE CQCM Certificate (Optional)

CPR/First Aid
