Ensure property grounds are clean and free of debris and that all external fixtures and amenities are clean and in working order.
Sweep parking lot areas, walkways, entryways, and hallways, and gutters; wash down courtyards and other cement areas.
Safely operates equipment, including leaf blowers, tree trimmers, lawnmowers, pool cleaning tools, lawn tools.
Performs work requiring use of ladders.
Inspects property, picks up trash and debris, and reports any safety hazards or repair needs to Senior Service Supervisor.
Checks elevators, gates, and pools daily.
Ensures external light fixtures are in working order; cleans lights fixtures in common areas.
Assists with pond, fountain and/or pool cleaning and maintenance.
Assists in moving appliances, heat pumps, planters, garbage cans and supplies as needed.
Assists with cleaning of vacant units for move-ins when needed.
Unloads truck when supplies are delivered, and delivers stock to proper areas.
Cleans pool area including chairs, tables, and umbrellas.
Locks/unlocks common areas as directed.
May also paint trim in common areas, curbs, or other areas that are required.
Coordinate with Service Supervisor to maintain inventory of supplies and equipment.
Other duties as needed or directed.
High school diploma or equivalent required
Two years of experience in landscaping or grounds keeping preferred
One year prior supervisory experience preferred
Maintain a high quality condition of the community, provide excellent customer service, supervise preparation of move-ins, and operate within approved budget.
Ability to effectively work in a team setting and collaborate with administrative staff.
Possess and practice exceptional safety skills while on the job.
Ability to prioritize multiple tasks, follow-up, and follow through.
Ability to provide coverage on a rotating basis for property on an on-call basis as needed.
Awareness of working long hours outdoors and in the elements.
Professional appearance and demeanor.
Have a thorough knowledge of safety and the proper operation of all tools and equipment.
Have excellent customer service skills when talking to residents about service needs.
Ability to work a schedule during normal working hours and that may be other than Monday-Friday, 8-5. Work in excess of 40 hours per week is likely.
Consistent, regular and in person attendance during assigned hours at the workplace are required.
