Job Opening: Network Real Estate Specialist! Apex Systems has an opening for a Network Real Estate Specialist in the greater Sacramento area of CA. If you have the relevant experience as listed below then please send your qualified resume and contact information to Aaron Brown at: Job Description: Responsible for daily decision making and task/project management to ensure assigned projects are completed within stated timelines. Work involves selecting site candidates, supervising third party vendors in performing due diligence, negotiating leases or amendments, and obtaining governmental approvals and permits. They are expected to work largely unsupervised and effectively prioritize multiple competing projects. Must have the ability to interact and effectively communicate with other departments, landlords, community officials, consultants and outside legal counsel to resolve site development issues, and property management related issues. Must have the ability to identify and remove impediments, clearly describe the situation, and provide options and solutions which result in the best business decision. This position has project and property management responsibilities for the development and modification of wireless telecom facilities. This includes but is not limited to: Receiving information on potential site locations. Analyze information to determine viability of site and/or design, compliance with Company and legal standards and eliminate candidate sites that create risk for the Company, or drive for best mod design with consideration to Network performance, rent impact, and overall costs. After a design is chosen, or site is selected, this position will require the management of vendors on every step of the modification and entitlement process: e.g., lease negotiation, zoning approval process, title review, National Environmental Protection Act (NEPA) and State Historic Preservation Organization (SHPO), etc. Interact with other Company departments, Landlords, community officials, consultants, and outside legal counsel to resolve site development, property management issues. Duties may include a combination of the following: Review and interpret site lease and vendor contracts/legal documents to ensure compliance, coordinate and analyze title commitments, recorded documents, bonds and insurance certificates. Interface with local, state and/or federal employees regarding land use and building entitlements. At times, represent Company at zoning hearings. Interface with Company Headquarters Regulatory Department to obtain Construction and In-service approvals, and clear any discrepancies on new and/or existing sites Develop business cases for site acquisition based on legal review of the proposed lease. Route the business case and ensure all proper approvals are obtained. Communicate, verbally and in writing, with landlords to resolve disputes or clarify lease interpretations. Manage the above processes for modifications and additions, and third party co-locations to existing sites. Project manages vendors to ensure all parties meet established time frames. Create, receive, process and manage purchase orders associated to the real estate aspects of site acquisitions/modifications. Make certain that costs are within budgetary constraints. Manage vendors invoicing against pay-points delivered. Assist other employees on special requests such as team Match Exceptions, Open Commit Not Received reports, etc. Maintain and update database systems and/or reports pertaining to existing and new cellular site deployment projects. Must have skills/abilities:

  • Interpret and understand policies and procedures and effectively communicate them to third party vendors.
  • Identify, analyze, and resolve real estate and lease-related issues as needed to meet internal or external deadlines and reporting requirements.
  • Successfully negotiate and work with all types of Landlords and their agents in order to preserve the Company's rights and meet the Company's contractual and regulatory obligations.
  • Identify and resolve network critical or site critical issues requiring immediate escalation to the Network leadership team.
Qualifications:
  • Minimum 4 years work experience in site acquisition, commercial real estate, or property management, desired.
  • Minimum 3 years work experience in the wireless industry, desired.
  • Experience in legal, contract management, project management, or construction disciplines, required.
  • Experience managing a variety of vendors and teams, driving to deliverables and meeting challenging deadlines.
  • Knowledge of land use and zoning procedures, real estate acquisition and finance.
  • Knowledge of local & regional zoning, planning, and environmental standards and policies.
  • Must have excellent negotiation skills, interpersonal skills, oral/written communications skills, and organizational skills.
  • Must have demonstrated ability to troubleshoot, analyze and solve problems.
  • Must have demonstrated ability to take initiative and manage multiple competing priorities while consistently meeting deadlines.
  • Must have knowledge of legal and financial terms and ability to read and interpret contracts.
  • Must be proficient in using computers, including experience with relational and web-based database applications.
  • Microsoft Office software, including Outlook, Excel and Word required. Experience with MS PowerPoint and MS Project also desirable. Ability to perform VLOOKUP and pivot tables in excel desired.
  • Real estate agent or brokers license desirable.
