Greetings! We are looking for an experienced on-site property manager TEAM for our 33 unit apartment building located AT 1645 Winona Blvd. Hollywood, 90027! In return, you'll receive a COMPLIMENTARY 1-bedroom/1-bathroom apartment, $1,000 per month.
1. YOU MUST HAVE A MINIMIUM OF 4 YEARS EXPERIENCE AS AN ON-SITE PROPERTY MANAGER FOR A BUILDING WITH 25 UNITS OR MORE.
2. YOU NEED A CURRENT CREDIT SCORE OF A MINIMUM OF 675.

We are a 35-year old professional property management company and provides top level customer service to prospective tenants and maintains high occupancy of the property. We manage a large portfolio of buildings throughout the Los Angeles Metro Area with continued rapid growth. Our assets vary in rating and size of buildings, all well-maintained and the majority under rent control.

Resident Managers must live on site, maintain a specified number of hours weekly and respond to any emergencies during normal business hours or after hours. The position would be ideal for a couple, with one person working and the other able to be available at the building during the day.
TASKS:
Showing Apartments
New Resident Move-Ins
Executing Leases, Serving Legal Notices
Monitoring and Scheduling Outside Vendors
Regularly Interacting with Tenants
Recording and tracking of work orders
Makes sure tenants are following rules and regulations
Light maintenance (changing lights, changing batteries, general cleaning)
Maintain communication with tenants, support staff and management
Maintain high occupancy and top market rents
Computer proficiency including Excel, Microsoft, and e-mail (daily data entry of above-listed duties) Yardi or Appfolio a plus.
Coordinate the quality and completion of maintenance crews efforts.
QUALIFICATIONS
Fluency in spoken & written English required, Spanish a plus
Need to be able to perform simple math calculations, maintain records & check reports for accuracy
Requires strong verbal and written communication skills
Must be patient, self-motivated, understanding, reliable, hardworking, customer service skills, and be able to work independently
Candidates must possess a valid CA driver's license, a reliable, insured vehicle and an acceptable driving record. (for delivering of rents and paperwork to Main Office)
A background check (credit and criminal history) and drug screening will be required as part of the hiring process.
