ONSITE MANAGER POSITION - MANAGE 113 UNITS IN PRIME HOLLYWOOD!

You will manage a portfolio of small-sized buildings (10-40 units on average, all on the same street). You will oversee all day-to-day property operations, manage tenant relations with the assistance of our management team, and lead leasing for the properties.

The ideal candidate: positive attitude, excited, motivated, and likable!

You’ll be tasked to oversee many aspects of our operations including:

- Tenant relations

- Leasing (in-house)

- Maintenance coordination

- Cleaning properties

- Delinquency follow up

You will need to be entrepreneurial and willing to roll up your sleeves!

Detailed Responsibilities:

Tenant Relations:

Provide superior CUSTOMER SERVICE AND COMMUNICATION to all residents and prospects across the portfolio to keep tenants happy

Promptly and directly respond to tenant needs and coordinate to resolve problems

Closely monitor and pursue rent collections throughout each month and proactively manage tenant evictions

Manage tenant moves including unit turnovers, utilizing a Move In/Move Out checklist

Leasing:

RESPONSIBLE FOR LEASING of apartments, including creating and managing internet postings, photographing vacancies, answering phone calls, responding to phone inquiries and internet leads, scheduling prospect tours, touring prospects, closing leases in a timely manner including on weekends.

Perform diligent follow-up on all prospect leads, negotiate and draft lease agreements

Take full ownership of the portfolio’s occupancy rate and turnover

Maintenance; Oversight:

Help oversee and make sure maintenance request and vacancies and being repaired.

Periodically inspect building common areas, roofs, basements, and mechanical rooms to ensure buildings are maintained at the highest level

Develop, mentor, lead and manage efficient and cohesive maintenance personnel

Compliance:

Ensure buildings are fully COMPLIANT with Housing, LADBS, and other codes; Ensure any violations that may arise are removed!

- Strong written and verbal communications

- Must be available for onsite or weekend emergencies when necessarys

- Fluency in Spanish language a plus
