KB Home is the first national builder to have earned awards under all of the U.S. EPA's homebuilder programs - ENERGY STAR®, WaterSense® and Indoor airPLUS®.JOB SUMMARY:Manage the day-to-day community level land development purchasing tasks, including the following: Bidding - accurately and thoroughly bid and contract communities so the best market costs are received, accurate budgets are reported and maintained. Contracting - ensure all contracts, job start and other purchasing items are accurate, thorough, completed and distributed by the scheduled due dates. Interact with appropriate internal and external personnel to clearly and thoroughly communicate proper standards and expectations and respond to and resolve any concerns.ESSENTIAL DUTIES AND RESPONSIBILITIES:Bidding/Negotiating of New Communities:

Create and Set-up new community in the Vendor Database. Send out request for proposals via email to interested vendors; Create scopes of work and coordinate plans.

Ensure that materials, equipment, and supplies are ordered, verified, and delivered in a timely manner.

Research and respond to questions from bidders via email and/or phone calls.

Review plans for constructability and efficiency of design ( value engineering)

Merge bids and vet in Excel and format for review and approval.

Compile lowest bids and create a budget template in Excel.

Negotiate any contracts to include base and add alternatives per management directive.

Coordinate with internal accounting center to execute contracts and enter budgets into the J.D. Edwards AS/400.

Maintaining active communities:

Respond to calls/emails from Superintendents and Project Managers regarding contracts, plans, misc. questions, etc.

Respond to calls/emails from subcontractors regarding contracts, field concerns, etc.

Prepare contract change orders for review and approval by Director and VP of Finance.

Coordinate with Superintendents, Engineers, Landscape Architects, utility consultants, and Subcontractors on the scheduling of work.

Set-up, maintain and protect all documents on Vendor Database to include plans, sub lists, community information and documentation, etc. Ensure accuracy, update as necessary and ensure everything is current.

Facilitate the improvement of existing trade partners and supplier relationships.

Work with Internal Employees and External Subcontractors

Acts as a resource to provide information and determine the most effective way of meeting the needs of management, staff, and customers.

Other special assignments may be needed including purchasing and negotiating onsite construction contracts.EDUCATION/EXPERIENCE/MINIMUM REQUIREMENTS:

Education: High School Diploma or GED required. Accounting, Business, Engineering, and/or Construction Management degree is preferred but not necessary.

3 to 5 years minimum of Land Development purchasing and negotiating experience OR the equivalent purchasing and negotiating experience in another industry/field. Field experience in Land Development a plus. Residential Land Development also a plus.

Ability to maintain the highest Ethical behavior

Self-motivated and able to work in a collectively responsible team environment.

Ability to stay organized and manage priorities in an efficient manner.

Possess strong negotiation skills and experience with high dollar contracts.

Thorough understanding of all aspects of land development work is preferred including: Wet and dry utilities, grading, masonry, paving, landscaping, and others.

Proficient in using Bluebeam, MS Word, MS Excel, MS Outlook, MS Project, and AS/400 or JD Edwards experience preferred.

Exceptional communication skills necessary, both written and verbal

Detail oriented with good follow-up and follow-thru skills.

Good people and problem solving skills required.

Individual to have the ability to multi-task and be successful in fast-paced environment.
