Construction Project Manager - (Openings in Sacramento, San Francisco, Los Angeles, and San Diego California)

The leadership provided by the Construction Project Manager is critical to the success of any ground up vertical building construction project. Construction Project Managers are responsible for managing and coordinating project resources, staff, schedules and project documentation.

Construction Project Manager Responsibilities:

Represent the General Contractor in a positive and professional way with Owners, Architects, Consultants, Subcontractors and Vendors.

Manage and guide financial aspects of the contract, issue subcontracts and other budgetary categories, including oversight of project billings, change orders and purchasing.

Cultivate and maintain working relationships with clients and subcontractors that lead to repeat partnership opportunities.

Project bidding and buyout, start-up, construction management and close-out.

Meeting coordination, leadership, documentation and follow-up.

Hiring, mentoring and leadership of subordinate staff.

Communicate in a productive, professional and diplomatic manner at all levels.

Implement and manage quality control procedures.

Manage subcontractor procurement, submittals, RFI's, change orders and claim/risk avoidance.

Construction Project Manager Qualifications:

Bachelor's Degree in Construction Management, Civil Engineering or similar discipline.

Large scale Type I ground up vertical building construction experience is strongly preferred. (Commonly found in high-rise buildings and Group I occupancies)

Minimum of 10+ years as Construction Project Management experience preferable pertaining to large scale Hotel, Hospitality, High Rise or Multifamily projects in value of at least $10 million dollars or more (candidates with large scale healthcare, education, institutional, civic or science and technology building project experience are also encouraged to apply)

Prior oversight of contracts of $25 million or more (preferred).

Excellent organizational, management, communication and diplomacy skills.

Proficient working knowledge of Microsoft Office, Procore, MS Project, Primavera P6 (preferred).

Experience with budget creation and maintenance on projects of a size of $20 million or more (preferred).

Experience creating bid packages, leveling bids and writing subcontract scopes of work.

Experience managing project teams of 2 to 5 staff members.

Construction Superintendent - (Openings in Sacramento, San Francisco, Los Angeles, and San Diego California)

The Construction Superintendent is responsible for all activities at the construction site, including providing a safe and productive work environment, maintaining project schedules, and ensuring projects meets budgetary goals. Ideal Construction Superintendents will have large scale ground up vertical building construction experience preferable pertaining to Type I high-rise hotel and/or hospitality projects. Must be a team leader and understand and be capable of creating and maintaining Construction Project Management schedules, and demonstrate a history of completing projects on time and on budget. Superintendent must have a proven track record supervising and coordinating all personnel including subcontractors and materials to prevent delays. We are looking for highly motivated leaders.

Construction Superintendent Responsibilities:

Organizes, schedules, coordinates, and supervises the work of a project staff consisting of Project Engineers, Assistant Superintendents, Field Engineers, Craft Employees, and all Subcontractors on major construction projects.

Acts as an adviser to the Owner, design consultant team, and all tradesmen associated with the project.

Determines work priorities, and coordinates work activities with all necessary parties to ensure that the project is constructed safely, efficiently and on schedule.

Oversees and enforces the terms and conditions of construction subcontracts.

Apportions work among employees and subcontractors according to project needs and coordinates work so that it maintains a smooth flow among the various trades.

Introduces new trade subcontractors to the project as the schedule requires, and collaborates with management of the various trades to ensure the work is properly planned and carried out in a manner consistent with the project plans and specifications and required standards.

Provides and promotes a safe work environment through creating a culture of safety for the project and holding each individual on the project accountable for safe behavior and is respectful of the safety and work of others. Regularly holds safety meetings to ensure that the company's safety policies are being enforced.

Works as a liaison to the owner and coordinates plans and construction related activities of the owner.

Sources material suppliers for consumables required to construct the project and estimates materials required for specific jobs. Orders materials and coordinates deliveries of materials to coincide with the CPM schedule and construction progress.

Ensures that the materials for construction are on the project site as they are required and are stored and installed in accordance with the manufacturer's recommendations. Coordinates materials staging between the various trades and monitors material deliveries.

Maintains inventory and control over the projects tools, materials, and equipment.

Maintains a project's daily record in detail through daily reports. Communicates those reports to the office as required.

Holds, at minimum, weekly coordination meetings between all subcontractors who are currently on site and any that will be on site in the near future. Coordinates work flows, safety, environmental concerns, manpower requirements, materials requirements and overall schedule through these meetings.

Is responsible for the overall project CPM schedule. Writes and maintains short term interval schedules for the use and review of all trades on the project. Included are all phases of work that are current and applicable. Maintains progress against the overall project CPM schedule through implementation of the short term interval schedules.

Is responsible for quality control on the project: Holds all subcontractors and workers accountable for adherence to the project plans and specifications and required standards. Holds pre-installation meetings to review installation requirements and procedures for all major elements of the work and has a thorough understanding of the requirements for installation of all materials to be used.

Coordinates all required inspections and insures that all required testing is being performed per the contract documents and per local ordinances and regulations.

Manages company and rental equipment for maximum productivity and minimum cost.

Coordinates and facilitates the closeout of the project. Is responsible to assure that all punch list items are completed in a timely manner and that the owner is satisfied with both the quality and timeliness of the project as it is completed.

Maintains a positive and productive relationship with the Project Manager and functions as the onsite team leader.

Acts as a mentor for subordinates and regularly reviews their performance and makes recommendations for improvements and career development.

Construction Superintendent Qualifications:

Ability to provide daily supervision to a single project of up to $100 million in value (Preferred)

Substantial experience supervising high-rise, hotel, hospitality, and resort construction projects

Minimum of 10+ years of overall construction superintendent experience preferable pertaining to large scale Hotel, Hospitality, High Rise or Multifamily projects in value of $20 million dollars or more (candidates with large scale healthcare, education, institutional, civic or science and technology building project experience are also encouraged to apply)

Organization and attention to detail

Ability to communicate effectively and professionally

Flexibility to handle shifting priorities and situations

OSHA 30 or OSHA 40 Training

Bachelor's Degree in construction management or equivalent is desired

Experience with Primavera P6 and Procore is preferred

The Construction Project Engineer provides full support to the Construction Project Manager and has frequent interaction with the owner/client, consultants, and general contractor. He/She is responsible for ensuring that all aspects of our services are being delivered at the highest level to ensure that the Client/Owner is satisfied. The candidate selected must be highly motivated.

Construction Project Responsibilities:

Reports to Construction Project Manager.

Under general supervision of the SPM and PM, provides administrative support

Provides complex problem-solving skills to resolve design, construction, budgetary, and schedule related issues

Composes and types correspondence to include letters, memos, forms, minutes, proposals, etc.

Interacts with a diverse group of external and internal contacts at all levels

Uses independent judgment o plan, prioritize and organize a diversified workload

Receives and distributes project correspondence, drawings, and other project records and documents

Maintains project files

Maintains logs for RFI's, submittals, submission requests, contracts, change proposals, and change orders

Arranges project meetings

Records discussions at meetings and prepares distributes and maintains project meeting minutes.

Construction Project Engineer Qualifications:

2+ years of construction project management experience in the role of construction project engineer pertaining to large scale ground up vertical building construction projects

A minimum of a Bachelor's Degree in Architecture, Engineering or Construction Management

Previous ground up vertical building construction project experience pertaining to large scale Hotel, Hospitality, High Rise or Multifamily projects in value of at least $10 million dollars or more (candidates with large scale healthcare, education, institutional, civic or science and technology building project experience are also encouraged to apply)

Must have excellent communication skills, both oral and written, be computer literate and capable of using MS Office (Word, Excel), Procore (or similar), Primavera P6, Bluebeam.
