Hotel Investment Group is a San Diego, California-based family company that owns 15 properties, and develops 1-2 projects a year to ensure quality and efficiency. These projects include new build hotels and multi-family tenant improvements.
The company is looking to hire a Project Manager to manage a project from start to finish. Pre-construction responsibilities will include budgeting, value engineering, permitting, and bidding out the project. Once construction begins, PM will be on site every day to manage sub-contractors, materials, and budget.
Specifically, the Project Manager will be required to:
Schedule, coordinate, and supervise work of project architects, designers, and subcontractors
Identify errors and omissions on plans, specifications, and shop drawings prior to permitting
Forecast accurate costs and timelines for project completion
Negotiate contracts, coordinate bidding process, project cost estimates and manage value engineering
Source and procure materials and finish goods required to construct the project
Apportion work among employees and subcontractors, maintaining a smooth flow
Provide and promote a safe work environment through creating a culture of safety for the project
Hold a weekly coordination meetings between all subcontractors
Work as a liaison to the owner and provides daily progress updates and weekly budget reviews
Hold all subcontractors accountable for adherence to plans and specifications
Coordinate all required inspections and insures that building is per local ordinance and regulations
Responsible for project close out - creating a punch list, filing final permits, and final budget analysis
Skills Required:
Proficient use of MS Project
Expert ability to create a detailed budget and project timelines
5 years of bidding experience
Value engineering experience
Hotel or Multi-family construction experience
Preferred but not required:
Speaks Spanish
Has a GC license
