We are looking to add a Full time all-star to help our growing team.
The primary responsibility of this position is managing day to day activities, working with our team to improve customer service and property management systems.
DAY TO DAY WORK MAY INCLUDE:
Intake new properties using new property intake checklist
- Set up properties in computer
- Set up property and resident files
- Arrange for utility transfers
- Notify current residents or coordinate turnover
Coordinate Turnovers
- When a resident gives notice to vacate, inform owners of upcoming vacancies and prepare turnover checklist
- Add to available property list
- Coordinate sign and lockbox placement
- Order advertising in newspapers and on the internet
- Order rekey
- Coordinate scheduling of general cleaning and carpet cleaning once maintenance is scheduled
- Inform showing agent to do entry walk-through and photos
Leasing
- Approve applications for residency
- Negotiate leases
- Meet with residents and explain leases
- Verify that all paperwork is completed and in the file
Sign Leases
- Security Deposit dispositions
- Calculate security deposit dispositions
- send collection letter two weeks later
- arrange payment plans
- Consult with Yesenia regarding files and assist with collection
Accounting and Work Orders
- Work with bookkeeper to process all payments
- Initiate all work orders
- Ensure work orders are completed
- Assist with payment of all work orders
The position will be Full Time and there is tremendous opportunity to grow with the company.
The person we hire will need to have a dive-right-in type of personality and must be capable of handling challenging situations. Addition they must be very competent with Appfoli, and Property Management.

SKILLS NEEDED:
- STRONG understanding of Property Management
- Strong understanding of Appfolio
- Must be VERY organized, accurate, and have great attention to detail
- An organized approach and excellent time management skills.
- Good communication skills.
- The ability to work well as part of a team.
- Proficient with Microsoft Office products (Word, Excel,Adobe etc)
MINIMUM QUALIFICATIONS:
Current California Real Estate License
Related experience in Property Management
2 years experience in customer service field
Knowledge of real estate and construction/maintenance operations
Computer skills including word processing and spreadsheet programs
Ability to think and act independently
Confidentiality required
Current California driver's license and insurable driving record
No criminal convictions in the past five years.
