Summary

The Facilities Specialist reports directly to the Project Manager and is responsible for planning, oversight, maintenance, repair, and improvement of all BIRNS property, buildings, equipment, and infrastructure systems to ensure reliable, safe, and efficient facility operations. This role manages facility upgrades, supports manufacturing needs, ensures regulatory compliance, and leads vendor and contractor relationships. The Facilities Specialist plays a key role in continuous improvement initiatives and supports long-term capital planning that aligns with production growth and operational efficiency goals.

Key Responsibilities include the following. Other duties may be assigned.

1. Oversee daily facility operations and maintenance activities to ensure safe, compliant, and efficient work environments.

2. Manage preventive maintenance programs for building systems, including mechanical, electrical, plumbing, HVAC, compressed air, and safety and production equipment in a manufacturing environment.

3. Coordinate and manage repairs, installations, equipment moves, construction, and special facility projects.

4. Support the Engineering, Production, Quality and Procurement teams with tooling, fixtures, layout optimization, and facility logistics.

5. Serve as primary liaison to outside vendors, contractors, inspectors, and utility service providers.

6. Ensure compliance with building codes, environmental regulations, permitting requirements, OSHA safety, and AS9100 facility-related standards.

7. Maintain documentation, schedules, maintenance records, and facility system logs. 8. Develop, track, and manage facilities budgets, capital improvement plans, and cost-saving initiatives.

9. Lead facility readiness for audits, inspections, and emergency response procedures.

10. Manage facilities procurement for supplies, equipment, and contracted services.

11. Oversee security systems, access controls, alarm systems, and emergency planning.

12. Perform hands-on maintenance, repairs, troubleshooting, and technical tasks as needed.

13. Oversight of landscaping, including sprinkler timers (watering schedules).

Required Qualifications

1. Bachelor’s degree in Engineering, Facilities Management, Mechanical Engineering, or related discipline, or equivalent technical experience.

2. 5+ years of experience in facilities engineering, facilities management, or plant operations, in a manufacturing environment.

3. Strong mechanical and electrical systems knowledge and hands-on troubleshooting skills.

4. Experience with OSHA regulations, environmental compliance, and safety programs.

5. Demonstrated ability to lead facility improvement projects and manage contractors.

6. Excellent project management, organizational, and communication skills.

7. Ability to read engineering drawings and facility schematics.

8. Proficiency with maintenance and facilities software tools.

Preferred Qualifications

1. Experience in aerospace, defense, nuclear, or highly regulated manufacturing environments.

2. Knowledge and experience of AS9100 requirements and audit support.

3. Experience with lean manufacturing and continuous improvement methodologies.

4. CAD experience (SolidWorks, AutoCAD, or similar) for space planning.

5. Forklift/industrial equipment operation or certification.

COMPUTER SKILLS: Ability to comfortably use computer software in Windows and networked ERP environments. Good understanding of word-processing, spreadsheet, and related office applications.

GENERAL: Self-starter, able to work independently, able to work (and remain calm) under pressure, results oriented, has the drive to completion on schedule, and is profit-minded and dedicated. Displays exemplary ethics and business conduct and outstanding interpersonal, organizational, time management and follow up skills. Strong project management skills. Ability to prioritize projects. Strong attention to detail and proofreading skills.

Specific vision abilities required by this job include close vision for review/inspection of produced parts, color vision for working with color-coded wiring diagrams and documents, distance vision to be able to identify and supervise personnel at a distance, and the ability to adjust focus, E.g. when shifting gaze back and forth between a document and a computer screen.

While performing the duties of this job, the employee is regularly exposed to a factory typical of a light manufacturing

environment. The noise level is usually moderate; noise producers include hydraulic presses and, occasionally, machine tools.

Fumes and/or airborne particles present are those emitted by certain molding materials, e.g. polyurethane. Additionally, an

environment typical of a small-to-medium sized office. The noise level is usually quiet to moderate; noise producers include

standard office equipment (including, but not limited to, ringing telephones and computer printers). Fumes and/or airborne

particles present are those possibly emitted by typical computer printers and photocopiers.
