On-site Assistant Resident Manager

The Assistant Resident Manager assists the manager in the day-to-day operations of the community to include rent collection and record keeping, tenant income certification and coordination of the maintenance request and turnovers.
Specific duties include, but are not limited to:
Accomplish administration and record keeping by ensuring that all community paperwork (leases, addendum's, notices, rent changes, maintenance scheduling, compliance, etc.) is maintained according to company policy.
Gathering current market and economic trends that may impact the community, and revising the marketing and leasing plan to achieve the community's occupancy goals. +
Minimizing delinquency and bad debt through aggressive and persistent rent collection. Ensure that community is following company policy and legal requirements related to the eviction process.
Promote resident satisfaction by maintaining community appearance and atmosphere and ensuring work orders are completed on time and to satisfactory standards. Enforce all community policies and procedures. Investigate all resident complaints, disturbances and violations and take appropriate action to resolve any issues.
Conduct routine community and interior unit inspections to ensure that the physical aspects of the community are within the company standards.
Effective communication with manager to ensure they are apprised of community issues and accomplishments.
Qualifications and Education:
Excellent problem solving and listening skills with the ability to empathize with residents while still enforcing community rules and company policies.
Experience in Multi Housing with 100+ units.
Must be computer literate.
Must have valid Driver's License with current automobile insurance.
