Rocklin based Property Management Company is currently seeking the right candidate for a FT Community Director for a 148-unit community in Yuba City, CA. The right Candidate must be a motivated, creative, self-starter that can work independently and as a team.

Requirements:

Property Management Experience required

Strong written communication skills

Ability to research needed information online and over the telephone

Ability and desire to be part of a team

Excellent verbal communication skills including strong customer service

Qualifications and Experience:

Proficient in Word, Excel, Outlook a must, Publisher preferred

AppFolio Property Management Software experience preferred

— 1+ years experience as Community Director or 2+ years as an Assistant Community Director within the

multi-family housing industry

— Hands on experience working as part of a successful property management team.

Schedule: 40 hours/ week. Monday “ Friday

As a Community Director your duties & responsibilities will be;

1. Realize the maximum revenue potential of the property.

Timely collection of rents and other income due to Owner.

Eliminate lost revenues due to vacancies by timely turnover and implementing a marketing program that will pre-lease apartments.

Timely service and enforcement of evictions for non-payment of rent and violation of the community rules and regulations that cause loss of revenues.

Exercise sound judgment regarding property expenditures, always be aware of the best vendor for cost, and service.

Ensure timely completion of all duties by staff personnel to minimize labor costs.

2. Ensure the physical well-being and curb appeal of the apartment community.

Daily inspection of the common areas, grounds and parking lots for maintenance and safety.

Supervise daily maintenance, preventative maintenance and apartment turnover for timely and effective results.

Inspect all apartments for market-ready condition.

3. Supervision of all property personnel.

Establish and maintain a good working relationship of harmony and a TEAM EFFORT among all personnel.

Supervise and review work performance of all site personnel.

4. Establish and maintain the best possible occupancy of the apartment community.

Show and demonstrate available apartments.

Ensure that a thorough application to rent is done on all prospective residents before approval for occupancy.

Ensure the safety, comfort and privacy of all property residents.

Be aware of the existing and changing market conditions.

Be familiar with the competition and surrounding area of the apartment community.

Be knowledgeable about the best source of advertising for your apartment community.

5. Move-Outs

Ensure collections of rent through the vacating date.

Ensure the timely vacating of all apartments, to minimize loss of income.

Inspect all vacated apartments for accurate costs of turnover and ensure the timely turnover of all apartments.

Process all security deposits in a timely manner.

6. Approval of Expenditures

Review all invoices to ensure that all items billed have been received and match the agreed contract price.

Approval of all invoices and timely submission.

7. Comply with all employee policies and procedures.

8. Comply with the Fair Housing Laws.

9. Perform all functions as requested by the Property Manager in addition to those outlined.
