The Maintenance Technician maintains the physical condition of the property according to operating and safety standards, performs repair work, timely service request completion, diagnoses and repairs major appliances, HVAC, plumbing, electricity, sheet rock, carpentry, roof and gutter repairs, painting, and any other repair work needed.
Primary Responsibilities:
-Performs hands-on repairs/maintenance work.
-Ensures service requests and repairs are made CORRECTLY AND TIMELY.
-Handles maintenance calls after hours; serves on-call as necessary.
-Ensures that vacant units are made rent-ready in a timely manner.
-Under the supervision of the Maintenance Supervisor executes the preventive maintenance program that minimizes emergency repairs and service repairs; inspects grounds, buildings, and other property features to minimize liability concerns.
-Maintains POSITIVE AND RESPECTFUL CUSTOMER SERVICE and contributes to the positive feedback toward the property.
-Is RELIABLE. COMES TO WORK ON TIME AND ON SCHEDULE.
-Has OWN TOOLS.
-Has OWN PHONE.
Minimum Qualifications:
Education and Experience Two years related work experience is required.
Physical and Environmental The ability to see, hear, speak, comprehend, and communicate are required. The position may require the ability to physically inspect the properties, and lift heavy items, plus the Maintenance Technician must possess any abilities and skills required to carry out the responsibilities outlined above, even if not specifically mentioned herein.
