Schnitzer West is looking for a Development Manager to join our team in Denver! The Development Manager provides hands-on management and oversight of all aspects of commercial project delivery systems including ground up development, redevelopment, and tenant and capital improvements. The specific duties of this position vary with market conditions and the phase of the investment.

DUTIES AND RESPONSIBILITIES:

Site Acquisition and Feasibility

Provide cost estimating, budgeting, and constructability evaluation of projects. Prepare preliminary project development timelines and schedules.

Provide due diligence support, evaluate results and provide appropriate recommendation

Project Management

Direct project design and pre-construction team from conceptual, schematic, design development to final construction plans and documents.

Prepare and manage pre-development budget and schedule.

Manage preparation of submittals required for procurement of necessary project permits and entitlements from governmental bodies and other parties.

Direct negotiation, award and execution of GMP construction contract for all components of projects including shells and interiors.

Responsible for creating soft and hard cost budget and managing costs against the budget.

Ensure timely completion of projects in compliance with established schedules and prepare schedule variance analysis.

Responsible for all aspects of tenant improvement management, including conformance with building standards and work letter (lease agreement), tenant budget negotiations, documentation review, monitoring of TI accounting, and punch list walk through with tenant and related parties.

Prepare and confirm project development costs forecasts (both soft and hard).

General

Monitor and coordinate resolution of construction warranty issues.

Coordinate transition to Asset Services Team or provide support in conjunction with sale at completion.

Provide support to Investment Team during acquisition, disposition, joint venture and debt negotiations.

Establish templates and general practices for the department.

REQUIRED SKILLS AND EDUCATION:

Bachelors degree or equivalent required, ideally in business, construction management, engineering or architecture. An MBA is desirable.

Six to eight years minimum experience in construction or project management in commercial office development.

Strong analytical skills and knowledge of construction means and methods.

Experience with jurisdictional permitting and occupancy requirements.

Strong business writing and presentation skills.

Ability to multi-task and shift focus quickly to meet company priorities which may change frequently and the ability to meet deadlines and peak workload requirements.

Demonstrated project management and leadership ability, interpersonal and written communications skills.

Demonstrated self-starter, high quality work ethic and a high level of integrity and energy.

Ability to manage and lead a team.
