Summary: This Escrow Officer provides closing services for one or more of the following lines of business: residential resale, refinance, builder, and/or commercial.

Primary Duties and Responsibilities:

Manage the overall closing process

Draw up adequate documents to complete file

Maintain professional relationship with customers

Provide status of the transaction throughout the closing process to the appropriate customers

Review contract, title commitment, and lender instructions in order to prepare settlement statements and the necessary real estate documents for closing

Prepare closing statements using FHA, VA, and conventional lending guidelines to meet RESPA regulations

Submit an error free HUD-1 settlement statement to lender for approval

Provide a professional closing experience to include: obtaining appropriate signatures, handling of good funds, and meeting all title and lender requirements

Complete knowledge and ability to handle a real estate transaction from the receipt of the contract through funding and disbursement and reconciling all files.

Prepare the closing file for the disbursement department according to the company disbursement guidelines

Resolve all post-closing reconciliation issues including company reports and according to company time frames.

Have the ability to know how to clear all title issues.

Prepares or follows escrow instructions consistent with the requirements of the parties and obtains their approval. Estimates the amount of money required to close escrow and obtains buyers' and sellers' deposits.

Reviews preliminary title report or commitment to verify vesting and legal description.

Compares exceptions shown in title report or commitment with buyers', sellers' and lenders' instructions for possible liens or encumbrances not authorized in escrow or lender instructions.

o Orders beneficiary statements or demands, for insurance policies, deeds of trust, re-conveyances and other documents. Prepares or directs the preparation of authorized documents, insuring proper execution and recording of same.

o Prorates or directs the pro-ration of taxes, fire insurance, loan, brokers' commissions and other charges.

o Requests the issuance of title policies or other evidence of title.

Other Duties and Responsibilities:

Team player and mentor to closing assistant/closing team.

3-5 years of closing experience

Must pass a background check

College degree or equivalent work experience Solid knowledge of title insurance, regulatory guidelines, legal documents, and real property

Ability to build and maintain productive customer

Must have current notary

Producer's License

Skills
