DUTIES & RESPONSIBILITIES:
ï The Property Manager is responsible for the overall management of the site including planning, leasing, budgeting, fiscal management, maintenance supervision and administration. The Property Manager is the senior management person on-site and supervises all personnel on site.
ï Responsible for collection of rents and all monies on site including daily bank deposits and records.
ï Responsible for all unit inspections including annual inspections, unit move-ins, and move-outs. Preparation of all security dispositions including any damages.
ï Responsible for adhering to Company policy on delinquent rents and other non-compliant lease violations. Process evictions in accordance with Federal, State, and local laws.
ï Violation enforcement.
ï Work collaboratively with Supportive Housing Services Department to improve resident retention.
ï Work with vendors to obtain proposals to negotiate and execute contracts.
ï Prioritize and oversee maintenance work orders.
ï Monitor security cameras on-site and remotely as needed.
ï Maintain master vendor list.
ï Bill Posting.
ï Prepare budget and capital improvement plan.
ï Produce and present weekly, monthly and quarterly management reports.
ï Responsible for proper maintenance of all resident and property files.
ï Be available for 24/7 emergency calls that require assistance from maintenance personnel.
QUALIFICATIONS:
ï 7+ years' experience in Property Management.
ï Very strong leadership and influencing skills.
ï Strong letter and report writing skills.
ï Experience working with low to moderate income population.
ï Strong Maintenance Coordination skills.
ï Ability to effectively present information in one-on-one and small group situations to customers, clients, and other employees of the organization.
ï Ability to apply common sense understanding in responding to written or oral instructions. Ability to deal with problems based on experience and/or independent judgment.
