We are seeking an Assistant Maintenance Supervisor for our Westgate Apartments & Townhomes conventional property in Manassas, Virginia. Pay for this role starts at $75,000 annually (or more, based on experience).

Summary/Objective

The Assistant Maintenance Supervisor oversees the upkeep of all physical facilities and apartments.

Supervise the performance of all turnover staff; control quality, efficiency and professionalism.

Review, counsel & document turnover staff performance in accordance with company policy.

Inspection of all turnover units and occupied units as necessary.

Perform move-out inspections and submit billable items for processing on the SODA in accordance with established procedures and the VRLTA. Billable items are 100% supported.

Identifies work needed in turnover units and determines and assigns make-ready and contractor schedules.

Assures turnover supplies & parts are available or ordered.

Completes all turnover paperwork, i.e. unit description, move-in/move-out inspection sheets, etc.

Works closely with Marketing Manager to ensure market demand and turnover schedules are met.

Qualifications

Excellent communication skills

Professional, courteous and positive personality

Knowledge of apartment facilities management normally acquired by supervisory experience in facilities and or property management including one year on-site facilities management experience.

EPA Certification for CFC’s

Management & Supervisory duties

Plumbing and electrical experience

Supervisory Responsibility

Supervise the performance of all maintenance services, control quality, efficiency and professionalism (daily).

Oversee the operations of the Parts Department.

Plan for and oversee departmental growth.

Position Type and Expected Hours of Work

This is a full-time position; Monday-Friday, 8am - 5pm; weekend work sometimes required. On-call emergency pager rotation required.

Local travel is required. Driver’s license and personal vehicle required.

Required Education and Experience

High School diploma plus 3 years of apartment maintenance experience

EPA Certification for CFC’s

Preferred Education and Experience

Supervisory Experience.

CPO Certification a plus
