Service Technician Supervisor:

As a Service Technician you work closely with the Community Service Manager in completing tasks that ensure the community meets safety, appearance, and operational standards established by the company. Responding quickly and courteously to resident requests for maintenance service, troubleshooting the source difficulty, and taking appropriate action to repair and/or restoring service within the quality and time standards established for the community are essential.

Qualifications:

To be successful in this role:

1-3 years maintenance experience required (apartment maintenance experience preferred)

Have at least a high school education or equivalent certification.

Preferred you have expertise in the areas of HVAC, carpentry, dry wall, appliances, plumbing, and electrical repair

Excellent troubleshooting and problem-solving skills

Budget or basic business finance skills helpful

Refrigeration certification (type 2 or universal) or obtain in the first 90 days of employment

Valid driver's license (free from major moving violations) and dependable transportation

CPO Certification (if required in the state and location applied)

Basic plumbing, electrical and carpentry skills

HVAC experience and EPA certification required

Pool certification a plus

Certification in refrigeration, electrical, plumbing a plus

Previous property management experience

A hands-on supervisory approach

3 years' supervisory experience preferred

Availability for rotation of on-call emergency maintenance

PHYSICAL REQUIREMENTS

Must be able to:

Use various hand tools and test equipment.

Bend, stoop, and kneel for extended periods of time.

Push and pull up to 300 pounds on wheels.

Lift up to 100 pounds.

Climb ladders of up to 40 feet in height.

Use a hand-truck.

Make-Ready Technicians

Interior and exterior remodeling

Cabinet re-facing, door hanging, countertop installation

Sheetrock repair and finishing

Kitchen and bath remodeling

Basic electrical and plumbing

Basic drywall, plumbing, electrical

Carpentry

Make Ready Skills

Availability for rotation of on-call emergency maintenance

Leasing Consultant:

The focus of the Leasing Consultant is to lease apartments while achieving the highest effective rent levels possible and maintaining a strong customer service/satisfaction philosophy.

Essential Activities:

 Inspecting apartments for readiness

 Maintain Clean model homes and Office daily

 Distribute all curb marketing materials daily

 Walk show path daily to maintain readiness

 Show apartments to lease

 Provide information to prospects via telephone and personal visits

 Accurately quote prices

 Collect money (deposits, rents, etc.)

 Ensure all necessary application paperwork is obtained from prospects

 Provide superior customer service

 Adherence and proper implementation of the Hammond Residential Group, Inc. Policy & Procedures Manual

 Distribute move-in packages

 Follow up on all prospects

 Thorough knowledge of the immediate market and all comparable

 Thorough knowledge of the surrounding community

 Prepare and review leases for accuracy

 Maintain effective and aggressive lease renewal program

 Compliance with all Fair Housing laws

 Other duties as assigned

 ADA policies and procedures

Prerequisite (education, experience):

 Education

o High School graduate or equivalent

o Some college preferred

 Experience

o 2 years Prior Multi Family Leasing/sales experience is required

o Organizational skills

o Computer literate

o Strong communication skills both orally and written

o Good decision-making ability

o Proficient sales skill
