Each trip to the facility you should check the units that have been moved out for trash, etc then clean to be rent-ready. This will be at least twice a month.

Once a month check to make sure that only rented units have locks. You will need a current list of rented units from Management. Also, while you do this walk through keep your eyes open for any issues you might see that would require maintenance such as other trash that needs to be picked up in the yard, issues with the fence, anything that seems odd or out of place in the gate area.

Either fix yourself any issues that come up or find someone who can fix it to give us a bid. Management will approve all bids and will pay the vendor once you have checked the work and told us it is done well.

Management will send you a check for $300 for any supplies needed. Keep this money safe and keep all receipts. Photograph or scan the receipts and send to management for accounting. Management will send more money as needed.

Cleaning a unit. The idea is to make the unit so that if you came and rented it you would feel like it is clean. What we typically do is sweep it well including cobwebs up high, then blow it out after that. If there is a grease stain or something like that, we will need to clean that. Then, when all that is done spray for bugs around the entire inside perimeter of the unit, and hardest at the doorway for ants inside and out. Then close the door well so that nothing blows in.

Pay will be based on 8hrs a week. If work is less for the month, you get the entire wages. If work is more than 8 hrs, then you can invoice for extra hours performed.
