National Property Management and Real Estate Investment firm is hiring an experienced Property Manager to oversee our apartment community in Macon, GA.

The Property Manager will be responsible for all aspects of operations to ensure that the property meets its monthly, quarterly, and annual financial targets. You will be responsible for driving occupancy by identifying and analyzing market conditions. The Property Manager will foster a positive team spirit by providing support, training, and mentorship for the on-site team. You will provide outstanding customer service to current and prospective residents while complying with all Fair Housing laws and standards. This position requires exceptional leadership skills and previous experience managing a team (preferably in the multifamily housing industry). Principle Duties and Responsibilities:

Achieve financial benchmarks by maximizing rental income and minimizing vacancy and delinquency loss

Develop and maintain monthly and annual budgets

Build a positive team spirit: support teams efforts to succeed by providing insight, knowledge, training and mentoring for on-site team

Prepare, deliver and execute sales training programs for on-site team

Support team with marketing efforts

Analyze and monitor market conditions to anticipate market trends

Monitor closing ratios of leasing associates and provide additional training as necessary

Supervise planning and implementation of community social activities

Inspect property common areas, models, and vacant units on a regular basis

Review and approve or decline resident applications

Review all renewals and prepare budget increase recommendations according to market conditions

Understand and comply with state Landlord-Tenant laws and Fair Housing laws and standards

Requirements:

3+ years cumulative management experience

Must possess strong supervisory, personnel management, and organizational skills

Excellent problem solver, able to identify creative solutions with minimal supervision

Strong communication skills

Undergraduate level degree or higher in business, communications, or related field preferred
