Brief Description: The Maintenance Technician, under the direction of the Maintenance Supervisor, is primarily responsible for protecting, maintaining, and enhancing the value of the community while also maximizing the living experience for residents and the community. This is accomplished by ensuring that all resident maintenance issues are resolved expertly and efficiently, all maintenance programs are to be completed in a timely manner, management is assisted in developing and implementing staff as well as programs to ensure appropriate standards are achieved, and appropriate records and documentation are maintained according to state and federal laws and organizational policies and procedures.

Our expectations of you in this role:

Maintain

Ensure that the property maintains an exceptional curb appeal by keeping the community grounds and buildings clean and properly maintained.

Assist with basic repairs and other general maintenance duties.

Ensure peak performance of mechanical, electrical, and plumbing components of apartment homes and common areas.

Ensure condition of property grounds is clean, safe and cleared of any debris, trash, animal waste or weather related matters. Report any suspicious activity immediately.

Ensure that the grass and landscaping are well maintained.

Ensure preventative maintenance is completed and logged.

Respond quickly to deficiencies found in preventative maintenance inspections.

Turn apartments within 2-5 days.

Ensuring the best possible appearance of each apartment prior to new resident move-in.

Ensure the maintenance, cleanliness and appearance of all pool and spa areas and equipment.

Ensure that all storage areas, tools, and equipment are kept secure at all times.

Perform final inspection of all maintenance department related work and execution of all work orders as assigned.

Communicate with the General Manager regarding any problems with maintenance or curb appeal that requires further attention.

Objectives

Consistently and genuinely demonstrate exemplary principles of customer service and teamwork.

Respond to all maintenance requests within 24 hours.

Ensure effective and timely follow up with residents, vendors and property management team on all maintenance services provided.

Maintain a monthly staffing schedule, which includes 24/7 coverage for on-call rotation at the community.

Respond to and rectify emergencies on the property.

Budgeting

Operate within parameters of established maintenance budget.

Develop and maintain relationships with vendors.

Purchase stock and inventory supplies needed for daily operations at the most competitive pricing.

Manage overtime during peak times.

Minimize external contract work.

Maximize and preserve life of equipment, parts and supplies through agile troubleshooting and regular preventative maintenance.

Safety

Maintain a safe, tidy and sanitary clubhouse, office, model, hallways and all other common areas.

Adhere to all applicable building codes, county codes, safety standards and fair housing laws.

Ensure annual building systems inspections are completed as required by the jurisdiction.

Communication

Establish and maintain a strong working partnership with General Management, property team and ownership.

Effectively communicate and document daily maintenance events with General Manager.

Ensure maintenance team is courteous and professional at all times.

Align goals of maintenance team with property goals.

Required Experience

Minimum of 1+ years of relevant industry experience, including HVAC, plumbing and electrical, property management experience is a plus

Must have excellent customer service skills, strong attention to detail and basic maintenance skills

Working knowledge of pool service/maintenance required

Air conditioning and refrigeration certification by an EPA Type 2 or above approved testing organization preferred

High school diploma or GED equivalent preferred

The ability to understand and adhere to policies and procedures, use basic math skills, and effectively communicate, verbally and written, with employees, residents and guests

Computer skills, including but not limited to Google Chrome Operating Systems

The awareness that you can occasionally be exposed to moving parts, fumes or airborne particles, toxic or caustic chemicals and outside weather conditions

Must be able to lift a minimum of 75 lbs. and work 8-12 hour standing shifts

Must be able to work weekends and be available for on call emergencies

The employee must be able to push, pull, lift, carry, or maneuver weights of minimum seventy- five (75) pounds. Specific vision abilities required by this job include close vision, distance vision, color vision, peripheral vision, depth perception and ability to adjust focus. Regular local travel may be required to assist properties as needed, attend training classes, business meetings, or other situations necessary for the accomplishment of some or all of the daily responsibilities of this position.
