Site Manager
Seeking an experienced Full Time Site Manager for a 112 Unit townhouse complex in a prime location above Pearl Ridge Shopping Center in Aiea. This position works throughout and around the property with minimal Office time.
Prior property management experience preferred:
Valid Hawaii Drivers license required
Must have property management experience with the ability to provide Hands-On Grounds Maintenance and minor repairs of common elements.
Computer use skill-set in Word, Excel, printer/scanner use.
Competent time management and organizational multi-tasking skills required.
Successful candidate must have good supervisory, people, and communication skills (verbal and written).
ESSENTIAL DUTIES AND RESPONSIBILITIES include the following. (Other duties may be assigned.)
Obtain a proficient understanding of the properties and buildings construction, equipment and operating systems that include plumbing, electric, irrigation and emergency backup equipment, etc.
Email Weekly Site Manager Report to the President and Management Executive and provide a brief report at the monthly Board of Directors Meeting
Work with the Management Executive in obtaining contractual service proposals to present to the Board of Directors
Daily patrols and inspection of the properties required to maintain a secure environment.
Maintain daily log of all activities and detailed records filed accordingly are expected.
Responsible to Schedule and Maintain control of all contractors and/or vendors on properties in regard to the specific purpose on site. Site Manager must verify all Scope of Work, the Quality and Completion of any job on property verifying Satisfactory Completion prior to Signing Approval of Invoice.
Provides input for annual budget and activity reports and submits reports to the Management Executive and the Board of Directors.
