Position Title: Koolani Service Specialist/Security

Status: Full Time, Dayshift 0800hrs-1600hrs (8am-4pm) Days Off (Tuesday & Wednesday)

Salary: Hourly Between $15.00-$17:00/Negotiable

POSITION PURPOSE:

The Koolani Service Specialist/Security is responsible for providing 24 hour Safety & Protection for our residents, guest, AOAO staff, vendors, and the assets of the Koolani. Also serves as a concierge.

Essential Functions / Typical Work Performed:

The following requirements must be met and maintained for the duration of employment: Provides 24 hour Safety & Protection for our residents, guest, AOAO staff, vendors, and the assets. Protection & deterrent from theft and vandalism. Patrol inspections refer to random interior and exterior patrols of the property, rooftop, residential floors, stairwells, parking structure, recreational deck/pool deck, and amenities.

Provide a Great Quality of Service. Must be Customer Service Oriented. Great with working with our residents, guest, AOAO staff, & vendors.

Post at the Front Desk: Amenities Reservations, Answering Phones, Monitoring the CCTV, Check In Guest, Receive and Retrieve Parcels (USPS, UPS, FED EX, DHL, CCH, Personal), Greeting all that are in the lobby with the Aloha Spirit. Provide Luggage Assistance. Logging the daily activities of the security officers on patrolling the building. Taking messages for the office and transferring calls to the office. Signing in guest that park vehicles in the guest parking and vehicles that park in the lobby roundabout. Signing in Contractors working in the building

EMERGENCIES: Responds to emergencies and is knowledgeable of emergency procedures for: Fire, Power Outage, Gas Leaks, Water Leaks, Flooding, Hurricane or Tsunami, Physical Injuries, Accidents, Deaths, Domestic Crisis Intervention, Theft/Burglary, Bomb Threats.

Monitoring the CCTV Cameras of the property. Monitor fire detection systems. Monitors visitor arrivals and departures.

Coordinate with officers on patrol. Respond to routine and emergency situations for our residents, guest, AOAO staff, and vendors. Using 2 way radios for Communications between all security, janitorial, and maintenance staff. Recognition of safety hazards and reporting and discrepancies of the property.Enforcement of the AOAO Community House Rules. Issue citations for Parking Violation and House Rule Violations.

Report Writing: Security Officers are to write up incident reports, daily logs, maintenance work orders, and lost & found reports. Etc.

Booking reservations for the Amenities. Checking in Residents into the Amenities- Pre-Inspection. Checking out Residents from the Amenities “ Post-Inspection.

Assist with the freight elevators for deliveries and moves

Escorting guest and vendors to the units, with Authorization of the residents.

Other Functions:

At times may be required to do custodial work when needed. Mopping, sweeping, empting and changing trashcans liners throughout the building, vacuuming carpets, wiping down tables and counter tops, cleaning the pool from debris, etc.

Physical and Communication Demands, this position requires that you be physically fit for: Standing for long periods of time, Walking for long periods of time, Sitting for long periods of time, May be required to run in responding to certain emergencies that may occur., Lifting heavy items at 40 lbs minimum. Security may be required to lift heavy boxes and other heavy items. (there are proper procedures when lifting heavy items), Climb stairs, At times may be required to work extra hours, Ability to handle multiple tasks on a priority basis, Work in high places (e.g., roofs),

Skills / Knowledge: Must have computer skills and a working knowledge of relevant software programs: MS Word, MS Excel, MS Access, etc, Great People skills: Customer Service Oriented in the highest level, Must have good verbal and writing skills. Able to speak in a professional and proper manner with the residents, guest, AOAO staff, and vendors, Shall be able to multitask.

Organizational Relationship: Reports directly to the Security Supervisor.

This position is very visible to residents, co-workers, and the public.

Chain of Command: General Manager, Security Supervisor, Shift Leaders, & Security Officers (KSS).

CONDUCT AND COURTESY: You will represent the Koolani AOAO in the eyes of owners, tenants, and/or guests, and vendors. Therefore, you are expected to maintain high standards of conduct and courtesy while employed at the Koolani.
