The Maintenance person receives general supervision and direction from the Manager. Observe all of the Condominium policies and directives, and does not take action contrary to the same (without prior approval), except in extreme emergency situations.
JOB KNOWLEDGE / ABILITY
The maintenance person should have the working knowledge of:
Carpentry - Employee must be able to repair carpentry problems such as: Broken drywall, replacing rotted wood. Making partitions, walls, signs, etc.
Plumbing - Employee must be able to repair plumbing problems such as: Leaks and worn out valves (ball & gate), faucets, pipes (lead, copper & PVC) etc.
Electrical - Employee must be able to repair electrical problems such as: Replacing and installing blown fuses, breakers, light bulbs, light fixtures etc.
Painting - Employee must be able to repair painting problems such as: Peeling paint, on floors, walls, ceilings, doors, doorway etc.
Cement - Employee must be able to repair cement problems such as: Cracked walkways, driveways, walls, stairways etc.
The maintenance person must be able to lift 60 lb.
DUTIES / RESPONSIBILITIES (GENERAL)
1. Maintenance directly performs all maintenance, including preventive and emergency maintenance. Assesses the needs in these areas and, together with the Resident Manager, determine cost, materials and man-hours of labor needed to accomplish intended task.
2. Maintenance regularly inspects structures, grounds and other common areas to insure that employees are performing their assigned duties in maintaining adequate cleanliness and grooming of the Pearl Regency property.
3. Maintenance will be called upon to regularly or periodically perform certain duties, which may not be specifically addressed herein.
DUTIES / RESPONSIBLITIES (SPECIFIC)
1. EMPLOYEE PERFORMANCE - Maintenance will provide ongoing observation of housekeeping, security, grounds and pool personnel in the conduct and performance of their duties and responsibilities. Where necessary and appropriate, problems noted routinely and reported to Resident Manager.
2. EMPLOYEE TRAINING - Maintenance will provide ongoing guidance and instruction to employee regarding performance of existing or special duties, as well as introduction to new equipment and / or procedures which modify existing work.
3. WORK SCHEDULING / ACCOUNTABLITY - Maintenance will be assigned duties, and will work with the Resident Manager in determining the accountability of time. Communicate pertinent information to the office of the Resident Manager for purposes of accurate preparation and compilation of supplies, equipment, employees needed and time allotted.
4. PERIODIC MAINTENANCE CHECKS - Maintenance will do a periodic check of all the mechanical equipment at the Pearl Regency: The trash compactor, pool filter/pumps, heat pumps, booster pumps, valves, regulators, gas water heaters and electrical generator. Assist outside technicians when working on Pearl Regency equipment.
Staff will be expected to learn and remember established policies and procedures.
