Job Summary

GMC-CMI Corporation has a part-time contract commercial/residential construction draw inspector position available in the Greater Maui area .

Job Duties:Job includes making site visits to construction projects to do inspections of work found to be complete. The goal of this position is do accurately document work completed at the time of inspection. Plan conformance and Building Code interpretation is not required. These inspections will include all or some of the following: filling out a spreadsheet, taking narrative notes of work found complete, meeting contractors on-site, and taking photographic documentation of progress.

The inspection process is a fairly straight forward one: (a) drive out to our clients projects within 24 hours of being assigned an inspection, (b) introduce yourself to site foreman/superintendent (c) complete a spreadsheet by estimating current percentages on a line by line basis and (d) take a variety of photographs of the entire site, completed work, and materials staged onsite . On average a typical commercial inspection should take no more than 15-45 minutes though on a large multi story project time can be substantially more.

Requirements:Advanced construction understanding is required; typically our best inspectors have multiple years experience in the field in one the various trades, or as a foreman or superintendent on commercial projects. Must be comfortable with commonplace construction terminology, current construction means and methods and working in adverse weather conditions from time to time. Ability to read blue prints, scopes of works, and other construction documents. Must have valid drivers license, insurance, and vehicle. Must be computer literate and be able to fill in a simple Excel spreadsheet and email pictures. Familiarity with tablets including Ipads or Android devices is beneficial . Must be able to read and follow maps and have a basic knowledge of the local area applicable. Experience with Plat Developments Heavy Civil Construction is also a beneficial.

Specialized Training: GMC-CMI provides education and certification of all of our inspectors along with ongoing education.

New Inspectors will be given training in our system. Once up to speed, inspectors are expected to be able to complete a minimum of 15-20 inspections per day assuming they are located in close proximity to each other. Most days are less, but during heavy volumes this amount can be expected. There can be considerable driving requirements associated with this position, incumbent must have a vehicle. Mileage is reimbursed at $.50/mi, all tolls/parking are reimbursed.

1099 CONTRACT

These positions are arranged as a 1099 Contract Position, so long as inspectors have established business licensing and can provide documentation of business insurance if applicable. Compensation schedule for 1099 contractor is based on a per project basis with the goal of $40 to $50/hour for time working. Mileage is also reimbursed for 1099 contractors at $.50/mile. Inquire for pay schedule. Some of our best 1099 inspectors have established Appraisal, Home Inspection, Construction Management or other business and make substantial supplemental income performing our construction draw inspections.
