Maintenance Manager (Level 1 - 2)

Facility: Lincoln County Care Center, Shoshone, ID Status: Non-exempt

Direct Supervisor: Administrator Indirect Supervisor: COO

Supervises: None

Scheduling Requirements: Normally Day Shift, some call necessary

Travel Requirements: Minimal to none

Job Summary

The primary purpose of the position is to plan, organize, develop, and direct the overall maintenance in accordance with current federal, state and local standards, guidelines, and regulations governing our facility, and as may be directed by the Administrator, to assure that the facility is maintained in a safe and comfortable manner for residents, families and employees.

Job Responsibilities

The Maintenance Manager assumes daily responsibility in the following areas:

1. Plan, develop, organize, implement, evaluate, and perform the maintenance of the facility, including all areas inside and outside of the building, and all equipment owned, leased or otherwise used in the daily operation of the care facility.

2. Establish and sustain high maintenance standards and protocols.

3. Assist in developing procedures and schedules for implementing preventative maintenance tasks.

4. Coordinate carefully with the Administrator, Nursing Services personnel, and other departments when performing maintenance assignments in resident living and/or recreational areas.

5. Communicate carefully with interdepartmental personnel to ensure all maintenance projects are conducted safely, professionally, and in a timely manner.

6. Perform recordkeeping and other administrative requirements as required by regulations or the Administrator. Keep such records updated, organized and accessible for inspection.

7. Follow the manufacturer's guidelines when servicing and repairing equipment.

8. Responsible for some repair or remodeling projects at facility in accordance with established policies and budgets.

9. Create cost of material and time estimates for maintenance projects.

10. Create and process any purchase orders for necessary tools and materials before items are purchased.

11. Establish and maintain relationships with contractors and repair professionals that can be hired for projects outside of the scope of the maintenance department.

12. Keep a record of planned, in process, and completed projects that can be reviewed by the administrator or government officials when necessary.

13. Understand both legal and personal limitations when planning maintenance projects.

14. Meet with Administrator and other designated personnel to assist in identifying and correcting problem areas and/or improving services.

15. Attend necessary formal meetings with other department heads and administrator.

16. Act as the facility Safety Director, working with corporate and facility staff to ensure a safe working environment and OSHA compliance.

17. Establish and implement safety protocols and policies coordinating efforts with corporate facilities department.

18. Be available in an on-call capacity when not on shift, including weekends and holidays, in case of emergencies.

19. Other duties as assigned.

Level 2 Responsibilities:

1. Perform additional permanent duties beyond the scope of typical Maintenance Manager duties as described above.

Essential Qualifications (Level 1)

1. Ability to think and work independently or with direction, and communicate effective with other team members.

2. Current driver’s license and able to be insured by company insurance agency.

3. One (1) year of previous maintenance or similar experience.

4. Provides Maintenance for facility with a bed capacity greater than 45.

Preferred Qualifications

1. More than two (2) years of maintenance experience in a healthcare or similar setting.

2. Any specialized electrical, plumbing, heating or other specific applicable trade experience.

3. Experience working with OSHA regulations.

4. Any degrees, certifications or other qualifications to verify expertise.
