Description
Our Edgebrook community is looking for a part-time Maintenance Technicians Level 1. This position performs routine and preventative maintenance to maintain the physical integrity of Zeman Homes communities.
Essential Job Description
Ensures the community is presentable and inviting to residents and guests by: maintaining lawn and flower beds, trims shrubs and hedges, and conducting daily sweeps of the community to ensure trash/debris is picked up daily from common areas and streets. Cleans building facilities such as clubhouse, community offices, restrooms, laundry areas, and maintenance garage. Maintains vacant sites, including removal of tie-downs, anchors, trash and debris.
Rehabs and maintains used and leased homes including installing new skirting, winterizing homes and vacant sites.
Performs various plumbing tasks including repairs to sewer lines, shut off valves, installs heat tape and insulates water lines.
Inspects playground area and equipment, pool/spa area, and other recreational amenities to ensure proper operation, where applicable.
Performs water testing and other maintenance duties related to a well-water system, sewer system, or on-site water meters, if applicable. May include reading, repairing, and installing water meters.
Maintains community pool(s), tests chemical levels, and adjusts appropriately, where applicable.
Removes snow from community streets, parking lots, building entrances and other areas, where applicable.
Requirements
Demonstrated knowledge and experience in a broad range of general maintenance techniques and repair work.
General knowledge of grounds maintenance.
Strong ability to follow instructions and directions, including following safety protocol
Prior snow removal experience preferred at certain locations, including operating a snow plow, if applicable to region
Ability to endure seasonal temperatures as working conditions require constant outdoor work
Valid driver’s license and good driving record
Proficient skills in operating various hand tools, power equipment
Ability to Walk, Climb, Stand, Sit, and lift up to 50 pounds
Ability to provide legible written reports
Ability to work well independently as well as on a team
Basic computer proficiency, particularly with email and internet
Availability to respond to community needs during non-business hours
Excellent customer services skills
