We are seeking a highly motivated, fast paced, and experienced multi-site Property Manager to oversee all aspects of management of two (2) tax credit apartment communities located in South Bend, Indiana. The Property Manager will be responsible for the implementation of comprehensive regulatory plans, initiatives, and strategies that promote the optimum achievement of operational, compliance, financial, and overall performance of the property.
The ideal candidate would possess the following:
MUST have Tax Credit experience
MUST have Yardi experience
Proven track record for maintaining high occupancy and collection rates, as well as, working within budgetary restrictions
Post rental payments, code and pay invoices, prepare monthly billing for each apartment, adjust delinquent accounts, settle delinquent accounts, prepare late notices and file evictions
Proven ability to maintain compliance with tax credit housing programs
Must have strong communication and computer skills
Be able to work independently and as a team player
Experience marketing apartments and maintaining a high level of resident satisfaction
Must be able to adapt to change, willing to learn and enjoy working with people
Collaborates with Regional Property Management and Compliance leadership to develop goals and priorities for property and/or special project assignments
Quickly develops and maintains an effective, professional relationship with residents and staff
Maintains customer service and excellent relations with employees, residents, vendors, outside agencies and organizations
Assists to develop positive working culture and morale during staffing transition periods
Participates in interview and selection process when hiring new staff
Coordinate with Marketing Department to provide outside marketing and establish rapport with local businesses and community agencies
Must have experience as a manager in residential property management with supervisory / management experience;
Valid driver's license with acceptable driving record, proof of auto insurance coverage, and own vehicle
