OVERVIEW:
Under the general supervision of the Community Manager, this position is responsible for assisting with all aspects of community operations.
PRINCIPAL RESPONSIBILITIES:
Maintain accurate payroll records as required by the company.
Adhere to all company personnel directives as per the manual of procedures.
Market the communities’ vacant homes and participate in leasing activity of community.
Prepare process and sign all leases and related items.
Collect rents, utility bill assessments, and handle delinquent accounts.
Maintain all necessary records of all financial transactions for the community.
Make bank deposits daily. Use Manage America software to input information.
Purchase necessary office supplies in accordance with company policy.
Supervise and monitor outside contractors working on the community.
Handle all details with move-ins and move-outs, with a home rental; perform a complete walk through for
assessment of damages to the interior and exterior of the home and site.
Ensure that the tenants are provided a clean, safe, and well-maintained community.
Work within the established budget and notify the community manager of variances from the budget.
Work with residents to ensure positive tenant and community relations.
Report accidents and emergency situations to the community manager immediately and prepare and file incident
reports.
Ensure that all maintenance requests are handled on a timely basis; notify the tenants if there will be a delay
(parts must be ordered, weather, etc.).
Continually inspect the property, recording deficiencies and notifying the tenant to take corrective action and
monitor.
Assist with the supervision of the maintenance staff.
Adhere to all maintenance and purchasing directives per the procedure’s manual.
Assist with phones, and other clerical functions.
QUALIFICATIONS:
Requires high school education or equivalent (GED)
One to three years of related experience (leasing, property management and general office), including experience
dealing with customers
Ability to work evening and weekends
Excellent verbal communication, customer service and interpersonal skills
Multi-task and administrative/clerical skills
Must have strong working knowledge of common computer applications, particularly Microsoft Office (Word,
basic Excel and Outlook)
Sales/ Marketing experience a plus
Must be able to walk and stand for extended periods of time
Ability to lift up to 50 pounds
Must be able to pass a criminal background, drug test, and driving record check
Bilingual required based on property needs
