River Oaks Apartments is now hiring a full maintenance technician. Hours are Mon - Fri 8 - 5 with rotation on calls. Paid holidays after 90 days, vacation and insurance assistance after one year.
Job Responsibilities are listed as follows:
Maintenance:
Universal EPA certification required.
Must have thorough knowledge of appliance troubleshooting and repair including stoves, refrigerators, dishwashers, microwaves, and washers and dryers
Must have thorough knowledge of plumbing including leak repairs, replacement of garbage disposal systems, and replacement of plumbing fixtures such as faucets and sink drains
Must have thorough knowledge of electrical including replacement of electrical outlets, switches, ceiling fans, and light fixtures
Responsible for meticulous upkeep of grounds, amenities, building exteriors and leasing office, parking lots and other community buildings.
Remove trash from office areas and apartment community perimeter on a daily basis.
Assist in the preparation of market ready units, including remove trash from vacant apartments (trash outs) prior to make-ready.
Perform assigned maintenance tasks in a timely manner.
Troubleshoot/repair of mechanical, carpentry and electrical problems.
Report any maintenance concerns for repairs on available apartments, models, clubhouse, and/or common areas to the Maintenance Supervisor.
Leasing:
Meticulously maintains curb appeal.
Assist management team with other various tasks required.
Administrative:
Uphold all company policies, goals and values.
Resident Relations:
Represent the community in a professional manner at all times-on/off property.
Deliver communication documentation to residents.
Contribute to resident retention programs.
Safety:
Ensures that unsafe conditions are corrected in a timely manner.
Learns and ensures compliance with all company, local, state and federal safety rules.
Immediately report all unsafe conditions.
Essential Job Functions:
Neat, clean and professional at all times throughout the workday and/or whenever present at the community.
Operate vehicle and driver's license required according to community needs.
Demonstrate ability to perform tasks described above without seeking outside contractor assistance.
Demonstrate strong communication skills for communicating with residents, co-workers, and management.
Demonstrate ability to contribute to and foster a team approach to serving residents and maintaining a successful community.

This role requires prompt communication and commitment to finishing all required tasks. Being detailed and having strong time-management skills are highly important.
Must have valid driver's license, reliable transportation with proof of insurance and pass background check.
