Experienced Property Manager/Leasing Agent is needed in Lexington Park Maryland. You'll be responsible for community operations, resident relations and supervision of maintenance personnel/contractors.
The Property Manager is directly responsible for the following:
Conduct marketing activities to position the community as a top choice
Greet, show and tour apartments to prospective residents
Coordinate the application process for each lease including credit and income verification
Coordinate and ensure the timeliness of all activities associated with resident move-ins and move-outs
Generate and maintain Leases
Ensure the condition of apartments prior to move-in, including a final inspection and walk through
Enforcement of Community Rules
Interact with residents, answer questions / address concerns
Rent Collections and Court filings
Provide excellent service to all residents, prospects and visitors
Resident retention including resident events, renewal process and move-in orientation follow-up
Administrative tasks and special projects as assigned by Management
Coordination and supervision of maintenance requests and personnel
Overseeing repairs and other projects
Remodeling/renovation projects
Preparation and sending of community-wide communications
Monitoring move-ins and move-outs
Maintain prospect, traffic and leasing data
Maintain and keep current contact information for residents
Researching of potential contractors and vendors
Assist with proposal and contract development
Improve office efficiency
Minimum 3 years of experience
Knowledge of Fair Housing Laws
Experience with rental property marketing, including general and targeted advertising, and outreach methods
Strong and effective communication with high level written, verbal and interpersonal communication skills
Excellent telephone presentation
Ability to multi-task and prioritize tasks to ensure corporate goals and deadlines are achieved
Ability to work independently and as part of a team of professionals
Exceptional customer service
Organized, detailed and thorough
Proficient in MS Office; Property Boss, Yardi, Onesite rental management software experience a plus
Reliable transportation a must
Flexibility to work weekends and evenings when needed
The position is full-time, that will include a mix of weekday days and weekend days, plus 24/7 on-call for emergencies which occasionally require after-hours on-site trips to the community.
Required Qualifications:
Prior experience with property management
Fluency speaking and writing in English, some basic Spanish a plus
Excellent people skills
Experience working with contractors and understanding contract terms
Excellent organizational skills and ability to juggle many tasks
Superior work ethic
High proficiency with Microsoft Office
Excellent email etiquette
