About Thatch

This an exciting time for Thatch. With the COVID-related shutdown and the slowdown in our business, we have taken the opportunity to accelerate our plans to expand our brand, rather than just wait around for things to return to “normal.” We know housing isn’t going anywhere, but its ripe for change. And we’re trying to get ahead of the curve at Thatch. Not only are we developing cool, new housing concepts – like micro units and co-living units – but we do traditional housing, too, and we are vertically integrated with development, property management, construction, leasing and even some design skills (amateur status!) all under one roof. We are in the process of merging our two sister companies – Boston Real Estate Collaborative and Thatch – to bring all but our development business under the Thatch brand. This will make the Thatch team stronger and improve what we offer our customers.

Thatch’s mission is to make housing simple, flexible and functional. And more affordable. We do this by getting rid of the traditional barriers to housing like broker fees, fixed leasing cycles and lease terms, providing furnished options and a range of types and sizes of housing for our customers to choose from. You could start by renting a two-night short-term rental with Thatch while your checking out the City, then stay for a week or a month in one of our furnished rentals while you figure out where to settle more permanently. Maybe you’ll decide to rent a room in one of our new co-living places for a year or settle down in a place of your own, with your own furniture (or ours), all without having to leave the Thatch network and navigate the complicated and stressful housing world. This is just one of the life-cycles of a Thatch customer. There are many more. Just imagine what your own housing search was like and how it could have been made better. That’s what we’re working on at Thatch.

About the Leasing Assistant Position

The Leasing Assistant role is a great opportunity for someone looking to start or continue a career in real estate on the principal side who has an interest in leasing, marketing and customer service. A strong Leasing Assistant will be hard-working, good with people and able to multi-task. The position will be heavily focused on responding to phone and email inquiries, entering leases and reservations in our property management software, performing showings and helping our Operations team in as many ways as possible. Thatch is a team with a “do whatever it takes mentality” and although we have specific roles and core job requirements, the people who thrive with Thatch are the ones who embrace this mentality and put in the extra time to go above and beyond.

The core job requirements for a Leasing Assistant include:

- Be the first point of contact for prospective tenants and guests of our furnished rentals; respond to leasing inquiries via email and phone; provide quotes and rates; cross-sell units and rooms to keep customers in the Thatch network.

- Become an expert in our property management software – Streamline – to input stays, track payments and coordinate cleaning schedules of units.

- Become an expert and help manage our online listings on Airbnb, Booking.com, Expedia, Zillow, Craigslist and other platforms.

- Assist with quality control inspections at the properties as needed.

- Perform in person or virtual showings, as necessary, for the both the furnished and unfurnished portfolio.

- Use your leasing and marketing insight to add value to the planning and strategizing for the properties and the Thatch business plan.

- General oversight of your portfolio of properties including identifying problems and opportunities and taking a leading role in addressing or taking advantage of them;

- Assist in underwriting new opportunities and onboarding new properties

- Help train new OA hires.

Important Attributes:

- Self-starter, does not need constant supervision.

- Personable, easy going and works well with others.

- Organized, resourceful and good problem-solving abilities; able to multi-task.

- Interested in something real estate related – housing, design, urban planning, etc.

- Willing to take work home, work weekends and put in the extra hours to excel.

Training Required:

- Streamline and Propertyware online education and webinars + in-office training.

- Basic sales training, online or in person.

Compensation, Benefits, Performance Reviews and Work Schedule:

- $35,000-$45,000 gross base annual salary, commensurate with experience and qualifications.

- Performance bonuses up to 10% of base salary are paid to those who regularly excel in their role and as an overall team member of Thatch. Bonuses are not guaranteed but are earned

- Semi-annual reviews will be conducted to review performance.

- $335 per month of after-tax stipend for health and dental premiums and other qualified expenses.

- After 12 months of tenure, employees are eligible for Thatch’s 401k plan. This plan fully matches any contributions you make up to 3% of your base pay and matches half of any additional contributions you make up to 5% of your base pay.

- Education stipend of $1,400 for job relevant and manager approved education and training.

- Twelve days of combined vacation and sick paid time off.

- All Federal Holidays off.

- Work schedule: At least one weekend day is required as a work day in exchange for a week day. Two weekend days are preferable in order to expand our team’s coverage to the full week. This role requires more than 40 hours a week and may include some hours on off-days or during evenings.
