Do you love meeting new people? Are you confident speaking in front of a room? Can you enter data while having a conversation? This is the side job for you!

You pick your schedule. Work one to eight nights a month at networking and training events and/or doing office prep before as needed. July and August are completely off (no work). Event season starts in September. Events are held in Cambridge, Waltham, Worcester, and West Springfield. The office is in North Grafton.

We're a group of fun and friendly landlords that have monthly education and networking events over dinner. We're looking for someone with their own transportation to attend one to four events a month and perform a combination of administration, very light sales, and hospitality at the registration desk. This work is reliable. Two of these events have been going on for over 30 years. Our smallest event is 20 attendees and our largest is 100.

MassLandlords is a 501(c)6 trade association with a mission to create better rental housing in Massachusetts. We are not-for-profit startup and weve grown 10x in the past five years. We help mom and pop landlords and larger operations run safe, compliant, and successful businesses. We advocate for greater density in zoning, innovation in helping the homeless, and regulations that dont discourage good people from providing housing. Our events are the first continuing education opportunity for landlords in Massachusetts.

Details

Although the hours are steady your actual workload at events will vary depending on service level and staffing. At some events, you will work registration desk as the cashier. At other events, your only job is to be our good will ambassador.

Lets start with the details. Office prep would require printing and making nametags, printing lists, and updating signage. The office is in North Grafton, near the Mass pike. You could work on your own schedule. If you are not near the North Grafton office, prep will be done for you (fewer nights available). We currently have two team members trained to do this.

Event nights may require supervising and/or setting up a registration desk, taking credit card payments, checking member information, and/or selling members on participation opportunities. Events being assigned are in West Springfield, Worcester, Waltham, Cambridge. You must work from 5:00pm to 9:00pm on event nights. See MassLandlords.net/events for examples.

If doing North Grafton office prep only: You do not have to carry things to or from the event, but you will have to be able to pull bags off 5' high shelves and refill them with papers. The office has stairs only (no elevator). Someone else will carry all the event gear to and from the event and set up tables etc. Office prep can be done any night in the seven days before an event.

If acting as brand ambassador, you may need to do nothing but network with members as other staff carry out their functions. Or you may need to speak in front of a room of up to 100 just to introduce yourself, or give a short business update presentation.

We pay for hours worked and hours traveled above 30 minutes. We pay mileage at the IRS rate in excess of 30 miles. We pay parking at designated garages. Dinner is on us at each event. Dietary restrictions are honored. There is no work for July or August because we have no events. During our season, you can expect about 4 hours each night you work plus mileage/drive time, up to eight nights a month. Schedule to be determined before starting.

Responsibilities:

Be very reliable. Show up to work even if we have not reminded you.

At the office during prep nights, if applicable:

Access our information systems to prepare attendee lists, nametags, signage, and more.

Review lists of attendees and prepare upsells, personalized greetings, or follow-up questions for each member. Hi Sally, hows it going with that renovation? Or Hi Sammy, what did you think of the sample newsletter we sent?

At the venue during event nights:

Supervise and/or unpack and set up the registration desk and leave stuff, take stuff table before attendees arrive. Make sure essential processes are ready to go.

Smile, help, and offer services. To the greatest extent possible, remember names and faces. Get to know our repeat customers and treat them like a hotel treats a frequent visitor.

Use a square point of sale register and a website with membership database to check in members and sign them up for services, as needed to fill in.

Go where the members are. Many people arrive late, you/desk may need to greet them/keep them from entering without paying. You may be giving a presenation. You may be needed during networking time.

At the end of the event, thank each person, ask if they would like to join as a member (if applicable), and offer other up-sells.

Supervise and/or pack up the desk. Double check that all event notes and member follow-ups have been left with MassLandlords staff in the designated bag or box.

Leave every event attendee wanting to come back.

Communicate schedule changes, illness, etc. as soon as known/as far in advance as possible so we can arrange replacement help.

Requirements:

Good computer skills, including the ability to purchase something online, search within a web page, and use a point of sale system while having a conversation.

Familiarity with cloud storage of files.

Must pass background check and drug screening.

Friendly, poised, and competent.

Confident in engaging conversations with new people.

Must wear business casual attire.

Must learn our services and prices.

Will be responsible for flow of marketing material out and papers in at each event.

Optional: step in as emcee as needed

Pick your schedule: North Grafton before the 1st Wednesday of the Month; Waltham or Newton on the 1st Wednesday; North Grafton before the 2nd Wednesday of the month; Worcester on the 2nd Wednesday; West Springfield, Longmeadow, Chicopee or Holyoke on the 2nd Thursday; North Grafton before the 3rd Tuesday of the month; Cambridge on the 3rd Tuesday. Every month except July and August.

Pluses:

Hospitality experience.

Cash register experience/Square point of sale.

Sales and marketing experience.

Familiarity with asana or basecamp.

Landlording or property management experience.
