Job Description - Leasing Consultant

Position Overview: A Leasing Consultant is responsible for effectively implementing the leasing and marketing program to promote the positive image of the apartment communities and to assist management with resident programs and retention.

Essential Duties and Responsibilities:

Maintain a detailed knowledge of the apartment communities, amenities and surrounding businesses/organizations

Handle all aspects of leasing apartments, including greeting prospective residents, touring communities, processing applications in a timely manner, following up with prospects, obtain signatures for completion of leases/paperwork prior to move-in

Consistently documents prospect phone and email contacts

Reply to email leads and guest cards within 4 hours of receiving

Collect and secure rental payments

Adhere to company key policies as outlined in the Employee Handbook

Maintain organized community office files

Maintain working knowledge of Fair Housing laws, rules, and regulations concerning apartment leasing and management

Handle or assist in the receiving, recording, preparation and follow up of service requests

Assist in the inspections of vacant apartments and take appropriate action to prepare them for leasing

Promote resident retention by assisting with the renewal program

Perform daily inspection of common areas and community amenities

Report any observed maintenance problem

Assist with and attend resident functions

Adhere to and comply with company safety policies and rules and utilize safety appliances, as required

Always be courteous and helpful to residents, prospective residents and co-workers

Have reliable transportation in order to conduct market surveys, attend meetings, visit area businesses, purchase and pick up supplies for resident and community functions

Have mode of communication in which to be contacted at home and to respond in cases of emergency

Be available for overtime, weekend, holiday and evening work as needed

Perform other duties as assigned

Supervision Received: Supervision and direction are provided by the Manager; position requires ability to perform with minimal supervision.

Qualifications & Skills:Â

High school diploma or equivalent

Ability to read, write and comprehend the English language

Competent ability with using computers, smartphones, and tablets

Apartment management and/or sales experience preferred

Strong interpersonal skills and ease with both telephone and in-person contacts with a primary focus on customer service

Strong organizational and time-management skills, including ability to multitask

Facility with written communication, including documentation of tasks

Willing to work as a team member, but take individual initiative with tasks.

Valid drivers license and reliable transportation.

Working Conditions: Typical office environment. Continued periods of sitting and typing. May have variations in starting and ending times, as well as variations in the total hours that may be scheduled.

Physical Requirements:Â

Frequent walking of communities

Frequent climbing of stairs

Must be able to operate personal computer, calculator, smartphone, tablet, and fax machine

Must have normal range of vision, hearing, and speech
