The custodian/maintenance technician position is responsible for maintaining the cleanliness of all common areas and the grounds of Van Dorn Villa. This employee will assist the building and grounds lead technician. The employee will need to be respectful and responsible, and make sure that all decisions and actions comply with the Homeowners Association Policies and Procedures. Note: The only benefits available are paid time off after probation period, no insurance.

General Qualifications

- Be able to work with or without direct supervision.

- Be able to use safe and proper techniques for cleaning and chemical solutions and be able to safely mix and apply them using MSDS information.

- Know or be able to learn the principles of sanitation which relate to residential facilities, including prevention and control of infectious and communicable diseases.

Responsibilities

- Follow the cleaning schedule (daily, weekly, etc.) as outlined for the custodian by the supervisor.

- Clean the assigned areas, furnishings, and fixtures according established custodial procedures.

- Clean floors, dry mop, wet mop, sweep, disinfect where and when necessary.

- Vacuum carpeting and rugs.

- Move and clean furnishings, ledges, shelves, vents, picture frames, lamps, light fixtures including (but not limited to) spot cleaning or washing, disinfecting when necessary, polishing, and dusting.

- Empty, clean, and reline waste baskets in the common areas.

- Clean the public bathrooms. Disinfect all fixtures, floors, and walls. Wash mirrors and replenish supplies.

- Clean the guest rooms as soon as they are vacated per the schedule which might include weekend hours. Wash towels and bedding. Replace towels and remake the bed.

- Make minor repairs to both the inside and the outside of the building when needed.

- Assist with the maintenance of electrical, mechanical, kitchen equipment, lawn sprinklers, etc.

- Assist in the care and watering of shrubbery, landscaping, and lawn, (Mowing and fertilizing are contracted,)

- Assist in the removal of snow and ice patches. Apply sand and ice melt on sidewalks, in front of garages, parking areas, and any other areas as needed. It may be necessary to work evenings, weekends, and holidays to take appropriate action to clear walks and common areas using sand and ice melt. (Driveway and street snow removal is contracted.)

- Inform the building and grounds lead technician when additional supplies or equipment are needed.

- Work collaboratively and cooperatively with the building and grounds lead technician.

- Together with the building and grounds lead technician handle emergency calls from residents after hours.

- Report to the building and grounds lead technician or the administrator if technician is unavailable.

Preferred Skills

- General home maintenance.

- Assist with carpentry.

- Use the safe operation of hand and power tools.

- Use workplace safety and safe lifting and handling procedures.

- Assist with appliance repair and maintenance.

- Assist with using the mechanical, plumbing, HVAC, and electrical systems.

- Use cleaning equipment, chemicals and be able to safely mix and apply cleaning products using MSDS information.

Personal Qualities

- Be able to work independently and/or with supervision.

- Be able to solve problems and/or ask for help.

- Be able to communicate well, cooperate with others, and tolerate stress in healthful ways.

- Be able to lift 50 pounds, work on ladders, and the roof.

- Be able to work outdoors in all weather conditions.

- Be able to work well with an elderly population.
