Job Description

Turner & Townsend is seeking individuals with a keen interest, experience and knowledge in Global Real Estate Portfolio Governance. Experience in Financial Analysis and Lease Administration would also be of benefit.

You will, as the key point of contact, support the client’s Portfolio Manager to oversee the global real estate portfolio. This includes implementing various SOX controls on regional lease administrations, coordinating quarterly Audit Committee reporting and constantly building opportunities for improving the process and making it more efficient. You will be supported by a junior project analyst. This is a full-time role ideally based in Phoenix, Arizona.

  • Regional Rent Roll Review

    • Review and validate variance report prepared by the third-party lease administrator on the rent roll working file.

    • Communicate and work with the third-party lease administrator and facility manager to make any necessary updates.

    • Report to the portfolio manager and finalize documentation and checklist.

  • Lease Abstraction Review

    • Perform a detailed review of the lease abstraction request submitted by the third-party lease administrator, to ensure it agrees with the executed lease agreement or other supporting documentation.

    • Communicate and work with the third-party lease administrator and transaction team to resolve any discrepancies.

    • Create a workbook with evidence of the accuracy and completeness checks performed as noted in the control language.

  • 10-Q/10-K Reporting

    • Produce financial reports for Future Rent Obligations, to bring more transparency in financial statements related to off-balance-sheet arrangements (ie leases).

    • Communicate and work with the third-party lease administrator and the client’s in-house accounting team for reasonableness/completeness checks.

  • Invoice Review

    • Review invoice against the lease agreement and the payment schedule.

    • Review accuracy of GL coding

    • Report to the portfolio manager and finalize documentation and checklist.

Qualifications

  • Construction related college degree, or equivalent experience.

  • Minimum of two year’s professional experience for large multi-project construction programs.

  • Experienced with Salesforce, Microsoft Office (Excel, Powerpoint, Word) and Google Suite.

  • Ability to clearly communicate financial status and details from multiple global sources.

  • Strong collaboration skills and problem-solving mindset.
