The individual(s) or team hired for this position will be responsible for the day to day operations of a 30 Unit multifamily apartment complex. The property is located approximately 25 minutes South of Albuquerque.

Will consider qualified couples to fill both positions.

A typical day on the management end may include showing property to potential tenants, reviewing a new property and making recommendations for repairs and cleaning prior to listing, coordinating maintenance repairs, reviewing accounts receivables and generating financial statements, and drafting leasing paperwork. The position will require an individual capable of juggling multiple tasks simultaneously, and someone that can handle a great deal of change and pressure, with shifting priorities, deadlines, and/or goals.

On the maintenance end, a typical day may include collecting/disposing of garbage, general grounds cleaning, light landscaping, swamp cooler maintenance/repair, tree limb trimming, weed pulling, painting, apartment make ready repairs/cleaning, and other duties as assigned.

Essential Manager Job Duties and Responsibilities may include:

Marketing, showing, screening and leasing units to tenants. Manage move in/out inspections

Post, collect, track and manage delinquency of rental and other income

Ensuring all property marketing is current, accurate, and relevant

Coordinate general maintenance activities

Process all invoices generated by the property and insure they are paid in a timely manner

Ensure desired renewals are being captured at the highest rate possible

Essential Maintenance Job Duties and Responsibilities:

Must be able to climb ladders, lift 50lbs, bend, kneel, and perform physically demanding tasks

Must be able to perform light plumbing, electrical, painting, repair and maintenance tasks

Perform landscaping, tree trimming, and weed abatement tasks as necessary.

Perform all other maintenance tasks as assigned.

Knowledge, Skills and Experience required:

Must have 2+ Years' direct experience in multifamily rental housing

We are looking for candidates with the following skills:

Ability to communicate effectively: Strong oral and written communication skills that allow you to provide exceptional customer service in person, via phone, and over email

Additional Job Requirements:

This position requires after business hours responses to tenant maintenance emergencies, so nights and weekends are requiredmainly just answering calls to a dedicated property management cell phone and coordinating via phone with plumbers, electricians, etc.

Hours and Days worked will primarily be M-F 9-5, but will be variable based on showings and workload. Early morning or evening showings will, at times, be required.
