The work to be performed includes intermediary to advanced tasks in carpentry, masonry, painting, plumbing, heating, electrical, appliance maintenance, and lawn care and snow removal. The Lead Maintenance Technician provides project and task level leadership of maintenance technicians and janitorial crew as assigned. These responsibilities include, but are not limited to: Perform installation, service, and repair of the following:

Residential appliances

Cabinets, shelves, doors, windows, screens, and locksets.

Roof, flooring, walls, and furniture

Plumbing fixtures such as sinks, toilets, showers, water heaters and drain lines.

Heating and air conditioning units.

Relocation of furniture and set-up of media devices

Commercial/residential electrical wiring, phone, and communications wiring

Electro/mechanical equipment.

Able to work independently as needed and make proper repairs for common and repetitive type of issues.

Performs service, repair, and preventative maintenance on agency equipment with minimal technical assistance.

Provides technical instructions to others on the proper methods and techniques for service, repair, and preventative maintenance.

Demonstrates a high level of technical knowledge for a broad band of skills in the maintenance trade. Technician is considered an expert in various maintenance trades and provides technical assistance and support to Maintenance Technicians I.

Identifies and repairs all levels of mechanical and structural deficiencies. Able to provide expert guidance to others in the proper methods and techniques that conform to NFPA Life Safety Code and NYS Building Code

Performs periodic inspections of buildings and grounds.

Prepares surfaces and paints exteriors and interiors of buildings, structures, and equipment.

Performs general grounds maintenance activities including snow removal and other lawn care tasks.

Ensures completion of documentation for self and designated teammates in maintaining records of activity and costs.

Loading and unloading of equipment, materials, and supplies.

Other related duties and responsibilities as assigned by supervisor.

RequirementsQUALIFICATIONS:

Graduation from High School or equivalency diploma and 5 or more years of practical experience that, in the opinion of the reviewing agency, determines the individual has an expert level of knowledge with multiple trades related to the maintenance field.

SPECIAL ADDITIONAL REQUIREMENTS:

Advanced working knowledge of building operations, maintenance, and repair procedures, i.e., carpentry, electrical, plumbing, building, heating, air conditioning ventilation, construction principles and grounds keeping.

Consistently demonstrates the ability to review projects and devise the comprehensive job plan for completing the task.

Demonstrates a high level of knowledge for the requirements of NYS Building Code and NFPA Life Safety Code.

Consistently demonstrates the ability to lead and provide direction to those assigned to complete a project.

Leads and directs a crew to complete a task/project from start to finish.

Possession of a valid New York State Driver’s License and a good driving record that meets the guidelines of the agency’s insurance carrier.

May be required to provide own vehicle transportation in the absence of Agency vehicle availability.

Ability to lift heavy materials/equipment with a minimum of 50 pounds. Position is physically demanding with tasks that include heavy lifting, bending, climbing, reaching and repetitive motion.

Demonstrates a high level of knowledgeable for the troubleshooting and maintaining of HVAC equipment. Technician is able to use technical tools (meters, amp probes, etc.) to assist in troubleshooting and making repairs of issues more involved than the replacement of simple parts (fuse, belts, thermostats, thermocouple, etc.).

Must provide tools of the trade customarily used in the major trades.

Must be competent in the use of technical tools, power tools, hand tools, operation of motorized equipment, trailers, and vehicles.

Responsible for following agency safety and health policies, procedures, and rules. Ensures others within the department are also following agency safety and health policies, procedures, and rules.
