Job Summary:

Oversees and coordinates daily operations of the maintenance department. The Property

General Maintenance Responsibilities:

Is the primary contact for all building/grounds maintenance issues and responds in a timely manner to all issues.

Performs various maintenance duties and handles service requests requiring technical labor skills.

Completes all repairs, maintenance, and preventative maintenance on an ongoing basis to ensure all facilities and equipment are maintained in a good operating condition.

Oversees the maintenance of buildings and mechanical systems.

Ensures required tasks are completed for operational effectiveness.

Oversees the installation, repair and upkeep of company property.

Delegates daily tasks to maintenance personnel.

Knowledge of budgeting costs, negotiating contracts with product vendors and hiring maintenance personnel.

Maintains accurate records of all costs associated with maintenance activities.

Performs other related duties as assigned by management.

Inspects, operates, or tests machinery or equipment to diagnose machine malfunctions.

Dismantles machines, equipment, or devices to access and remove defective parts.

Performs routine maintenance.

Diagnoses mechanical problems and determines how to correct them.

Repairs machines, equipment, or structures.

Maintains or repairs specialized equipment or machinery.

Assembles, installs, or repairs wiring, electrical or electronic components, pipe systems, plumbing, machinery, or equipment.

Orders parts, supplies, or equipment.

Plans and lays out repair work, using diagrams, drawings, blueprints, maintenance manuals, or schematic diagrams.

Performs general cleaning duties of buildings or properties.

Records type and cost of maintenance or repair work.

General Property Management Responsibilities:

The Property Manager is the first point of contact for applicants interested in apartments.

Responsibilities include but are not limited to:

Scheduling and showing apartment

Discussing terms and conditions of our lease agreement

Discussing require deposit and monthly rent, late fees, online payments only, etc.

Discussing what is included in the lease and what they are responsible for covering

Discussing tenants responsibility for general upkeep and maintenance of the apartments

Discussing the Tenant Property Management Portal providing interested candidates with the link to our application

Submitting monthly, detailed expenses to bookkeeper

Updating and maintaining the Maintenance Requests submitted through Property Management system

Communicating with the Office Manager on:

New Tenants:

Interested applicant information including name, contact information and apartment interested in leasing

Monthly rent and deposit rate as discussed with tenant

Start date of lease

Any other information

Maintenance request updates

Communications with the tenants that should be documented etc.

Other duties as assigned.

Job Qualifications

High school diploma or equivalent

5+ years of previous building maintenance related training and experience

5+ years of property management experience

5+ years experience working with vendors and contractors

Skills

Excellent communication skills

Excellent organizational skills

Multi-tasking is a must

Excellent customer service skills

Attention to detail

Computer savvy

General working knowledge of all trades (construction, electrical, other)

Equipment maintenance

Repairing

Troubleshooting

Monitoring

Judgment and decision making
