Seeking Full-Time Maintenance Supervisor for multi-family properties in Greater Cleveland.
Candidates are to possess excellent maintenance skills, customer service skills and a positive attitude. We are looking for strong characteristics of reliability, integrity, and honesty. Candidates must be willing to be on call. Prefer candidates possess an HVAC certification.
Essential Job Functions include but not to limited to;
Efficient and effective scheduling and supervision of :
Work order requests
Maintenance priorities
Outside contractors and vendors
Oversee and/or perform maintenance requests and unit preparation timely, effectively and efficiently.
Develop, implement and track preventive maintenance program.
Maximize opportunity to reduce utility consumption.
Have a working knowledge of and perform duties in the following areas:
Light electrical work Maintenance equipment
Light plumbing work Masonry
Carpentry Painting / drywall
Appliances HVAC
Boilers Carpet / tile repair
Window / screen repair Lock repair / replacement
Understand and utilize any software programs required. (Onesite, MicroSoft, TimeTrex)
Maintain a professional and positive attitude when dealing with everyone.
Oncall coverage, Including weekend and holidays.
Must respond within 30 minutes of being alerted of an emergency.
Adhere to and promote all safety procedures and regulations at all times.
Inventory Control
Develop and maintain an appropriate working relationship with residents, vendors, contractors and fellow employees.
Maintain at all times All Uniform Physical Condition Standards (UPCS) an Inspection Codes used by HUD REAC (Real Estate Assessment Center)
Supplemental Job Functions include, but not limited to;
Assist in scheduling and participate in annual apartment inspections and movein/move out inspections.
Manage purchasing and stock control, while keeping an awareness of budget limits.
Participate in annual budget preparation and contract / bid solicitation.
Grounds upkeep maintenance and/or oversight.
Snow removal
Lawn maintenance, landscaping
Trash removal
Monitor physical security of property.
Adequate and functioning lighting on grounds and in common areas.
Check to be sure storage areas and secured entrances are locked when applicable.
Maintain MSDS books.
Custodial and grounds work when necessary.
Attend required training sessions.
Access electronic correspondence such as email accounts and the company website regularly.
Other related duties as assigned by supervisor.
