Job Summary: Administers and maintains all phases of community operations under the direction of the Regional Manager. Specific areas of responsibility include personnel functions, community maintenance, monitoring market conditions, budget control, advertising and resident relations. Effective in resident relations and resolution of resident issues.

Job Responsibilities:

1) Hires, trains, evaluates and supervises all on-site employees under the direction of the Regional Manager.

2) Coaches and counsels on-site employees and offers promotion recommendations.

3) Prepares and conducts performance reviews and recommends salary increases.

4) Handles disciplinary action, including terminations, completes counseling summaries and communicates status to the Regional Manager.

5) Conducts community staff meetings on a regular basis. Attends management meetings when scheduled.

6) Develops an integral team that effectively sells the quality and professionalism of Leinbach Company.

7) Supports the overall marketing efforts and offers input and suggestions in regards to promotions, advertisements, etc.

8) Analyzes and monitors the community market conditions in order to anticipate market changes or trends that could affect the profitability of the community.

9) Oversees, develops and participates in various leasing programs to ensure their success.

10) Monitors closing ratios of leasing associates to insure requirements are met. Recommends additional training of leasing associates if necessary.

11) Reviews, approves or rejects resident applications.

12) Ensures that staff is implementing residential retention and renewal programs.

13) Ensures the completion of various daily, weekly, and monthly reports in a timely and accurate manner. Reviews reports and makes operating recommendations to the Regional Manager.

14) Ensures compliance with Leinbach Company policies and procedures.

15) Understands and applies principles of Fair Housing.

16) Responsible for understanding state landlord-tenant laws.

17) Prepares and follows guidelines of the community operating budget.

18) Processes and approves the payment of all invoices.

19) Prepares all payroll and payroll-related forms accurately and in a timely manner. Maintains a record of regular and consistent attendance.

20) Monitors the maintenance activities to ensure resident requests and preventive maintenance programs are being performed according to Leinbach Company standards.

21) Reports or offers recommendations for community capital improvements or repairs, the development of job specifications, contract developments and negotiations, etc.

22) Maintains open and clear communications with the community staff and Regional Manager.

23) Assists other on-site employees as needed.

24) Attends and participates in training programs as requested. Insures all on-site staff has enrolled in and completed necessary courses.

25) Attends and monitors various community recreational and social activities.

26) Represents the Company in a professional manner at all times. Consistently maintains a professional, courteous attitude when dealing with residents, subordinates, coworkers and the general public.

27) Performs other duties as assigned.

To be considered for this position, applicants must have at least 1 year of previous Apartment Community Manager experience and have good credit with no collections due to the Leinbach Company property insurance policy requirements.
